The Real Estate Administrator is responsible for real estate administration, account management, and operation of company real estate portfolio, including lease administration, database management, accounts payable, and audit services.
- Tracks and takes actions to meet lease contract terms and conditions and to execute strategies for compliance with those agreements including recurring payment requirements.
- Manages physical and database lease and contract files to ensure files contain accurate, up-to-date records of institutional equivalent quality.
- Designs, prepares, and distributes monthly and quarterly reports accurately and timely and prepares ad-hoc reports.
- Analyzes and interprets operating expense data.
- Conducts audits and negotiates findings to ensure sufficient credits charges are made.
- Conducts financial analysis and accounting, including accounts payable and receivable, rent rolls, and budgets in accordance with required accounting principles (GAAP, tax, cash, etc.)
- Maintains accounts receivable records for subleases and initiates reimbursement actions.
- Reviews department profit center reporting.
- Develops and implements procedures and systems to continually improve and streamline operation and management of accounts.
- Coordinates with service provider, corporate information into portfolio database.

**Experience**:

- Portfolio, program, operations, vendor, design & construction, facility, client relationship management - 1 year experience required; 3 years preferred.

**Education**:

- High School Degree or Equivalent required; Associates' Degree in Business or Accounting preferred.

**Skills**:

- North American real estate standards, processes, procedures, policies, metrics and best practices.
- Strategic thinking skills with ability to work with senior management and regional teams to develop and shape region’s approach.
- Ability to identify external resources, develop and manage relationships with customers and vendors, and other external and internal service providers.
- Excellent written and verbal communication skills.
- Strong computer skills.
- Knowledge of database use and database maintenance and structures.
- Knowledge of basic accounting principles.
- Knowledge of general office practice and procedures with clerical and filing skills.
- Good analytical skills and detail oriented.
- Good organizational skills and ability to complete tasks independently.
- Passion for accuracy.
- Ability to work under pressure and handle high volume of work accurately.
- Ability to accurately analyze, interpret, understand and relate to leases and other legal documents.

**Working Environment**:

- **General Office** - Work is generally performed within an office environment, with standard office equipment. Lighting and temperature are adequate and there are no hazardous or unpleasant conditions caused by noise, dust, etc.

**Physical Requirements**:

- Work is generally sedentary in nature, but may require standing and walking for up to 10% of the time.

**Mental Requirements**:

- Employee required to analyze and interpret complex data.
- Employee required to problem-solve.
- Employee required to communicate with the public.
