**Purpose of the Role**
The Retail and Commercial Director is responsible for driving the trading performance and net operating income of retail stores and commercialisation activities at St James Quarter. The role is primarily to work alongside the occupiers to maximise retailsales performance and delivery of the SJQ retail strategy. In which the key component of the role is to enhance the brand service standards, brand activity and overall profitability in order to achieve performance targets and other business plan objectivesand also be prepared for future growth and asset opportunities as SJQ develops.

**Key Responsibilities**
- Provide direct support to the Managing Director in delivering an effective retailer performance
- Enhance the brand and overall profitability of the asset by achieving retailer performance targets and other business plan objectives.
- Review retailer performance and provide trend analysis to the Senior Management and investor team.
- Monitor and review the Quarter's performance against the Annual Business Plan to ensure that KPIs are met/exceeded and the Quarter continues to maximise its turnover and rental potential.
- Liaise with Savills Insights team and CACI on trends and understanding the performance data in a regional and UK context
- Regularly reviewing the turnover and rental budget, forecast and actuals, identifying future risks, whilst maximising on potential opportunities to drive turnover and rental income.
- Close working relationship with marketing colleagues to create an asset wide retail/marketing plan which also focuses more specifically on the strengths and opportunities for each phase.
- Identify poor performing retailers and work with them to implement SMART action plans and maximise sales performance.
- Recruit retailers onto the SJQ/ Retail Advantage Sales Analysis service, providing assistance in set-up and ensuring that reporting is completed and distributed on time. Achieve a high percentage (90%) of retailers reporting weekly sales data.
- Induct new retailers and retail managers, to advise them of SJQ Rules & Regulations, Brand Values and Vision and to promote commercial opportunities with Commercialisation team.
- Clear focus on developing stock packages, VM and retail standards, with the ultimate aim of developing brand specific KPI’s including conversion, average transaction value and units per transaction.
- Working with the Performance Analyst and Leasing Director to deliver an annual Retail strategy with visible metrics to further enhance and maximise the revenue potential from our Retail brands.
- Create an unrivalled customer experience through exceptional retail standards which will be audited and benchmarked. The mystery shopping from React and retail training program from FUSE should be designed to deliver a ‘World Class Shopping Experience’for our customers.
- Support the FUSE Retail Academy, in championing them in fulfilling brands recruitment and training needs.
- Complete all monthly and quarterly financial reporting, including Investor and Property Management monthly Accounts in conjunction with the Performance Analyst.
- Adhere to legal an company regulations, which includes entertainment and alcoholic licensing for commercial activities.
- Carry out regular and detailed audits on tenants to ensure they are complying with their lease agreements. Record and communicate findings and enforce company procedure should any compliance issue be breached.
- Maintain and promote retailer and staff discount scheme via Mallcomms App.
- Be an ambassador for the SJQ brand and our VIP/ Guest Services experience
- Oversee Retail Mystery Shop programme from React Surveys.
- Provide retailer offers and contents for the SJQ App and SJQ events programme.
- Own and potentialise the SJQ John Lewis Partnership relationship.
- Deliver the SJQ Commercialisation KPIs as articulated in the Business Plan
- Own and potentialise the SJQ onsite Ocean Outdoor relationship.
- Own and potentialise the SJQ Mall Solutions commercialisation relationship
**Communication**
- Work with the Design Team Meeting to maintain effective communication throughout the Retail Delivery process.
- React to customer comments in liaison with appropriate Retailers, finding permanent solutions to resolve recurring issues.
- Liaise with other departments to resolve retailer issues and feedback on progress to retailers in a timely and appropriate manner to the Technical, Operations, Marketing and Finance teams
- Written reports to aid in company communication both internally and externally should prove concise and sound.
- Compose and deliver Monthly Asset Principals and Quarterly Retail Reporting.
- Attend daily & weekly business progress meetings and team meetings as required.
- Lead retail reporting at the weekly trading meetings.
**Retail and Customer Focus**
- Assume ownership of, organise and document Retailer Half Year Meetings and presentation of trading analysis and service charge forecasts to these groups.
- Undertake weekly retailer visits to maintain positive working relations, gain constructive feedback and provide support and assistance, updating services where necessary.
- Act as a first point of contact for all retailers, dealing with their day to day issues and concerns, escalating issues as appropriate.
- Maintain an up to date CRM list of Store Managers, Area Managers and key holders for the use of The SJQ management team.
- Be aware of and support retailer recruitment issues
- Identify retailer training needs and co-ordinate solutions where necessary
- Undertake monthly performance meetings with top 20 retailer turnover brands.
**Support**
- Providing weekend Duty Management, on average 1 in 6.
- Assist the Managing Director / Insights Team in monitoring and driving retailer performance in line with the Business Plan.
