**What you will do**

You’ll strive to achieve excellence in day-to-day inventory processes for our apartments and reception services for our buildings and contribute to a positive customer experience for tenants and visitors, whilst building good working relationships with staff and residents and helping to ensure the smooth running of the building.

This role reports to the Property Manager and you will be responsible for:
**Inventory work**
- Liaising with incoming/outgoing tenants to arrange Check ins/Out inventories
- Preparing and undertaking Check In inventories in readiness for a tenant’s arrival
- Completing Check Ins with new tenants ensuring all relevant paperwork is completed correctly
- Undertaking pre-Check Out inspection one month prior to gain a better understanding of any issues, damage, maintenance required to enable timing of works promptly after check out
- Undertaking Check Out inventories, completion of paperwork and promptly report damages to Property Manager and/or maintenance
- Working positively and proactively with the team to minimise complaints
- Maintaining effective records and completing administrative tasks as required
- Providing support to other sites with new builds and during busy periods
- Providing regular updates to the Property Manager as required.

**Reception**
- Assisting with reception cover when needed
- Greeting visitors to the building and directing them as appropriate
- Logging visitors and contractors into and out of the building, providing visitors passes as required
- Ensuring the foyer is clean and well presented
- Handling and storing incoming parcels and tracking accordingly
- Handling incoming deliveries and notifying relevant members of the team
- Liaising positively with security staff and updating them with any potential issues or concerns
- Providing assistance to the property team to:

- book cleaners for apartment turnarounds
- attend to residents’ queries
- log residents’ utility readings (electric, water and council tax) and communicate with utility companies
- communicate access requirements to residents to enable completion of maintenance or repairs

**Other**
- Assisting the Property Manager to build a community at sites, organising events and social groups
- Providing inventory and reception training and support to current and new staff (temp and perm), ensuring all processes are set up and followed to replicate other sites
- Assisting in the set-up of new sites for software systems (Assetspire and Happyco)
- Assisting with the Make Ready board for Regents Plaza and processing charges once check outs have been completed.

You may be required to carry out other duties to assist the team.

**Salary**: £21,000.00-£22,000.00 per year

- 8 hour shift

- Leicester: reliably commute or plan to relocate before starting work (required)
