**Reporting Line**:This role reports to Retail Estate Manager.

**Job Location/Office**:Hammersmith / Field Based

**Role Overview/Purpose**:
With an estate of over 600 shops throughout UK & Ireland this is a newly created role for an Estates Surveyor to work closely with the Retail Estate Manager provide Estate Management support to the Paddy Power retail business.

**This is what you’ll be doing**:

- **Estate Management **- You will help resolve day to day estate management and repair issues, reacting to problems quickly to minimise disruption to day to day operation of the shop network. You will work closely with our facilities management team, analysing leases to confirm repairing liabilities and property boundaries, liaise with our landlords and neighbours to resolve repair issues not under our direct control and process insurance claims to recover costs incurred repairing damage caused by third parties.
- **Rent Reviews, Lease Renewals & Lease Re-gears **- A big part of the job will be negotiating with our landlords to minimise rental liabilities, securing the best possible commercial terms for settlement of rent reviews and lease renewals, and exploiting lease re-gear opportunities. This will mean analysing leases, inspecting and measuring our properties, researching comparable evidence, negotiating with landlords or their agents and managing our external solicitors to ensure new leases or lease variations are concluded within required timescales. Our portfolio is nationwide so regular travel will be involved.
- **Subtenant Management **- As well as our trading portfolio we have a number of commercial and residential sublets. You will manage this portfolio, overseeing rent collection, managing subtenant arrears, dealing with voids, overseeing external managing agents, undertaking inspections, ensuring compliance with statutory health and safety legislation and seeking to maximise income generated wherever possible.
- **Service Charges & Insurance **- You will manage and approve Landlord’s service charge invoices for payment, checking validity and challenging costs wherever possible. You will also manage and approve Landlords Insurance invoices, working to challenge and reduce premiums payable.
- **Database Management **- Management of the Estates Database to maintain accurate lease data will be a key task. You will ensure all lease data is kept up to date and report regularly to our finance and operations colleagues on lease liabilities, lease expiries, break options and projected rent review and lease renewal settlement figures.

**Education, Qualifications & Experience**
- An RICS Accredited Degree in Real Estate Management, Land Economics or similar would be highly desirable
- The position would suit a recently qualified Member of the RICS, or a graduate surveyor with some experience who is about to sit their APC.
- Previous experience working in an Estate Management capacity for other High Street occupiers, or experience working in a Surveying practice advising High Street occupiers, would be highly valued.
- A good working knowledge of Landlord and Tenant Law and the knowledge and ability to analyse lease documents will be essential.
- Advanced negotiation and valuation skills and prior experience valuing retail properties in particular will be essential.
- Prior experience managing a lease database desirable but not essential.
