**Role Description**
This is a part-time on-site role for a Property Management Specialist. The Property Manager will be responsible for handling day-to-day tasks related to property management, lease administration, customer service, sales, and communication
**Tenant Relations**:
- Communicate effectively with tenants regarding leases, maintenance issues, and rent payments.
- Handle tenant inquiries, complaints, and emergencies promptly and professionally.
- Ensure tenant satisfaction and retention through proactive communication and problem-solving.
**Lease Management**:
- Oversee the leasing process, including advertising vacancies, screening potential tenants, and negotiating lease agreements.
- Enforce lease terms and policies, including rent collection and lease renewals.
- Coordinate move-in and move-out procedures, including inspections and security deposit refunds.
**Maintenance and Repairs**:
- Conduct regular property inspections to identify maintenance needs and safety concerns.
- Coordinate and oversee maintenance and repair work, including obtaining quotes, scheduling contractors, and ensuring quality workmanship.
- Respond promptly to maintenance requests from tenants and address emergencies as they arise.
**Financial Management**:
- Prepare and manage the property budget, including operating expenses, capital improvements, and reserves.
- Collect rent payments, late fees, and other charges, and maintain accurate records of financial transactions.
- Monitor expenses and implement cost-saving measures where possible to maximize profitability.
**Property Marketing and Promotion**:
- Develop and implement marketing strategies to attract and retain tenants.
- Utilize various advertising channels, such as online listings, signage, and social media, to showcase available properties.
- Conduct market research to stay informed about rental trends, competitor pricing, and demographic shifts.
**Legal and Regulatory Compliance**:
- Stay updated on landlord-tenant laws, fair housing regulations, and local building codes.
- Ensure compliance with lease agreements, eviction procedures, and property safety standards.
- Address legal issues and disputes in a timely and professional manner, consulting with legal counsel when necessary.
**Vendor and Contractor Management**:
- Identify reliable vendors and contractors for property maintenance, repairs, and other services.
- Negotiate contracts, obtain bids, and oversee vendor performance to ensure quality and cost-effectiveness.
- Maintain positive relationships with vendors and evaluate their performance regularly.
**Risk Management**:
- Implement risk management strategies to minimize liabilities and protect the property and its occupants.
- Obtain appropriate insurance coverage, such as liability insurance and property insurance.
- Address safety hazards and implement preventive measures to reduce the risk of accidents or injuries.
**Reporting and Documentation**:
- Prepare regular reports for property owners, summarizing financial performance, occupancy rates, and maintenance activities.
- Maintain accurate records of leases, inspections, maintenance work, and financial transactions.
- Provide documentation and support for audits, tax filings, and legal proceedings as needed.
**Continuous Improvement**:
- Stay informed about industry best practices, emerging technologies, and market trends.
- Seek feedback from tenants, property owners, and other stakeholders to identify areas for improvement.
- Proactively address challenges and implement solutions to enhance the overall efficiency and profitability of the property management operations.
**Qualifications**
- Excellent communication and customer service skills
- Experience in property management and lease administration
- Proven sales and marketing skills
- Strong organizational and problem-solving skills
- Attention to detail
- Ability to work in a team environment
- Bachelor's degree in Business Administration, Real Estate, Property Management, or related field
- Experience in the hospitality industry is a plus
- Familiarity with property management software is a plus
**Job Type**: Part-time
**Salary**: £11.45-£13.45 per hour
Expected hours: 20 - 22 per week
