**The Group’s operational property is extensive, involving industrial, office, retail, and landholdings with ongoing development and construction projects in place. Therefore, an important focus is ensuring the day-to-day property functions continue without interruption.**

**Reporting to our Head of Real Estate, this position requires a surveyor (or Property Manager), preferably RICS qualified or with a relevant property degree, to join our small but busy team reporting to and operating from our Bedford Offices.**

**Initially, you will focus on issues arising from L&T, day-to-day operations, related property costs, and financial control. We want you to understand and manage the property portfolio and get to grips with the challenges of maintaining strict control.**

**In doing so, you’ll get to build relationships with internal functions, landlords, property and legal advisors and support processes.**

**Once assimilated into our business, there is incredible scope to broaden your knowledge. You will get actively involved in acquisitions, development projects, lease negotiations and renewals, and property disposals.**

**Key Responsibilities**
- Manage and deal with day-to-day estates matters across the group portfolio.
- Assist in the management of the sub-tenant portfolio, ensuring all rents are received promptly.
- Help to mitigate property cost growth, interrogate insurance premiums, service charges and any ad hoc property charges.
- Develop and maintain landlord relationships.
- Ensure the property database is continually maintained and updated to reflect all portfolio changes.
- Support with the management of business rates across the group property portfolio and close liaison with our retained rating consultants.
- Assist with acquisition of new land and buildings across the UK.
- Support with the production of rent budgets and forecasting.
- Involvement in disposals lease renewal and rent reviews.

**Key Skills**
- Degree in Real Estate/Property Management.
- Ideally, RICS qualified with 1-2 years PQE.
- A minimum of 1-2 years in a similar property management role.
- Experience working in a multi-site business would be an advantage.
- Sound knowledge of Landlord and Tenant legislation
- Experience in using property management software.
