**Senior Lettings Negotiator (12 Month Maternity contract)**

**Location: Bognor Regis**

**Salary: £25k + OTE**

**Hours: Mon-Fri 9am-5pm**

**Must have a full UK driving licence to apply**

Do you have a solid background within lettings and have carried out market valuations? If so, I have a unique opportunity to join a well-established organisation, initially for a 12-month fixed term contract covering maternity in my clients Bognor Regis office, where you will work alongside another Lettings Negotiator and Lettings Administrator.

You will report into the Head of Residential Lettings and carry out valuations, provide line management advice and guidance, liaise with tenants and landlords and ensure the smooth running of the department.

**Responsibilities**:

- Generate new business and attend networking events.
- Delegate work to staff and manage their workload and output.
- Check tenancy set ups before being sent to landlord and tenant for new tenancy.
- Check close of tenancy once tenant has vacated and tenancy ended.
- Provide an efficient service to existing and new landlords including valuations, providing initial advice, taking properties on and ongoing care/advice.
- Customer service including particular attention to large portfolio landlords.
- Write reports, letters or presentations when required.
- Keep updated with legal changes in letting law and regulations and implement changes where necessary with the head of department, including GDPR.
- Promote rent warranty new/renewals to landlords.
- Attend quarterly ARLA regional meetings.
- Oversee drawing up legal Notices - Sections 21, 8
- Liaise with management department regarding repairs, improvements, regulations.
- Obtain insurance business where possible - landlord and tenant.
- Arranging all appropriate local advertising.
- Proven lettings background.
- Ability to generate new business opportunities.
- Proven market valuation experience.
- Ability to assist and guide junior members of the team.
- Strong IT skills
- Ability to prioritise effectively and work well under pressure.
