Adecco's specialist Property Services Division North are delighted to be partnering with a regional North East based Housing provider
- **Karbon Homes** to assist them in recruiting a **Project Manager** - Construction for their new build housing development division.

One of the roles will be based in North Yorkshire and the other in the North East - managing development schemes across either area.

**Purpose**

The two roles will assist in the delivery of the new mixed tenure homes construction programme ensuring delivery of over 600 new homes per year across the Northeast and Yorkshire.

Supporting development programme delivery, high quality construction, performance, handover and defects management, internal and external audit compliance.

**Duties**
- Lead on all aspects of post-contract development work including contract management, overseeing construction quality, new homes health and safety compliance, overseeing the handover of new homes to customers, dealing with snagging items and ensuring effectivedefect resolution for a broad range of housing types and tenures for the organisation and development agency partners.
- Contribute to design, construction and contract proposals, attend all pre-start and monthly project meetings to oversee on-site construction progress and discuss all matters relating to the build programme.
- Responsible for undertaking regular site inspections to provide project updates on progress, cost and risk during delivery of all schemes and provide timely performance and progress updates to relevant internal and external stakeholders as may be requiredduring delivery
- Lead on ensuring the highest standards of workmanship and materials is achieved on the organisation's new homes construction and property acquisition programmes ensuring adherence to the companies' standard specification.
- Ensure all properties are handed over to a high standard with all key compliance certification and documentation in place, and strict timescales agreed with the contractor/developer to rectify any defects identified.
- Responsible for construction budget management including validation and processing of contractor invoices from contract commitment, authorising project variation ensuring value for money through to project close and evaluation and including settling finalaccounts.
- Authorising project expenditure relation to project variations, ensuring value for money.
- Contribute to post completion reviews, obtaining customer feedback and researching best practice and innovation to inform annual service development and improvement plans across development delivery operations
- Maintain accurate and timely updating of project and audit files to ensure internal and external audit compliance

**Requirements**:

- A strong record of demonstrable achievement in housing construction environment including experience in supporting the delivery of Homes England funded development programmes
- Experience of working in partnership with internal and external stakeholders to deliver excellence
- Experience of project budget management
- Experience of building contract management and contract administration
- Experience of collaborating and working as part of an effective team
- Experience of research, analysis and report writing
- Relevant qualification in building or construction eg CIOB, or equivalent work experience
- Evidence of continuing professional development including new modern methods of construction techniques and sustainable domestic energy systems.

**Salary and Benefits**
- £38-40,000 per annum
- £2,000 car allowance
- 8.35% pension
- Holidays 34 days rising to 39 over the first 3 years
- 37hour weeks
