**PRIMARY JOB FUNCTION**

Ensuring the effective delivery of Adaptation building design and maintenance solutions for LBI and its clients ensuring compliance with statutory requirements and industry best practices.

To develop contacts with partner organisations to ensure that effective working relationships are maintained and developed.

To ensure Adaptations contractual performance and customer satisfaction targets are met and exceeded.

**DUTIES AND RESPONSIBILITIES**

To carry out home visits to undertake preliminary technical inspections and to advise customers and colleagues on reasonable and practicable adaptation schemes to meet the needs of the disabled person.

To liaise with contractors & co-ordinate asbestos works on site.

Carry out post visits to ensure all works are completed satisfactory and to the Occupational Therapist / Surveyors specification and brief.

To take responsibility for promoting and safeguarding the welfare of children and young person’s / vulnerable adults in who you come into contact with.

To take early corrective action to manage or prevent disputes relating to the partnering arrangement.

To plan prepare and carry out a programme of customer satisfaction surveys to ensure compliance with standards and to ensure customer satisfaction levels remain high and meeting minimum targets.

Monitor Contractors performance, contract period, standard of workmanship and materials.

To deal with internal and external customers and customer representatives in respect of services provided by partners. To assist in the joint development of services ensuring partnerships meet changing aspirations and continue to reflect best practice, including acting as initiator of improvement plans as necessary.

Ensure compliance with the appropriate regulations and contract conditions.

To work jointly with colleagues to develop performance monitoring systems to strengthen client role

To work in conjunction with other departments within LBI to ensure successful and timely resolution to problematic issues, for example Legal repair team and Customer Excellence Team.

To maintain an awareness of technical developments relevant to adaptations liaising with other technical professionals. To advise the Adaptations Team in respect of technical/professional issues that need to be incorporated into training and development reviews.

To initiate and monitor the implementation and management of systems, which monitor progress of works, chase works ordered and ensure tenants or prospective tenants informed on the progress of works and likely completion dates.

To liaise with Contractors, monitor and implement and manage systems that keep tenancy management and other officers informed of the progress of works.

To ensure that all duties undertaken meet local and departmental targets and to organise resources to meet these targets.

Ensure delivery of a prompt, courteous and helpful response when dealing with queries from, or initiating contact with service users, their representatives or outside agencies.

To ensure services are managed in response to LBI policies and in consultation with service users, to conform with current legislation to address the Best Value agenda and customer needs

Establish and maintain good lines of communication with internal and external customers along with other stakeholders.

Undertake such other duties appropriate to the post as may be directed.

To take responsibility for promoting and safeguarding the welfare of children and young persons / vulnerable adults in your care and those who you come into contact with.

**EDUCATION and EXPERIENCE**

Experience and excellent proficiency in the use of AutoCAD software

Experience of surveying or inspecting assets for condition or defect, and developing or scoping detailed and accurate schedule of works.

Demonstrates substantial experience of dealing with the public, resolving queries/problems or giving advice.

Experience of managing conflicting and changing priorities, ensuring performance targets are met.

Experience of using and accurately updating IT systems and databases to generate and use management information to effectively monitor and manage service productivity and budgets.

**KNOWLEDGE, SKILLS and ABILITY**

In depth knowledge of building pathology and the ability to accurately diagnose building defects.

Displays an awareness, understanding and commitment to the protection and safeguarding of children and young people and or vulnerable adults

Knowledge of policies and procedures relating to the repairs and maintenance housing stock and right to repair legislation to ensure that services are delivered within set guidelines and legal requirements.

Sound knowledge of Health and Safety standards relating to building construction environment, including lone working.

Knowledge of working to customer care charter and service standards to ensure the delive
