**RESPONSIBILITIES & DUTIES**:
Working for a large private landlord in London which owns a huge portfolio of properties but works with family values in mind. Great holiday benefits and a team-oriented organisation. To assist the Management Team with the efficient and effective managementof a designated commercial property portfolio (including retail, offices, advertising sites and some non-residential/ mixed-use build to rent developments), with the overriding aim of reducing void periods and maximising rental income, to include but not limitedto the following tasks:
**CLIENT CARE**
- To follow and adhere to the Group’s policies and procedures at all times, without deviation.
- To prepare reports for the Board as outlined or requested (Vacant Unit Reports, schedules of information etc.)
- To put forward recommendations and obtain instructions (from Line Manger, Area Manager, Regional Control) on matters concerning the effective management of the let portfolio.
- To manage/ prioritise risks and liabilities at all times.
- To avoid conflicts of interest at all times.
- To maintain good Landlord and Tenant relationships by providing a high-quality service to all tenants of the Group.
- To obtain value for money for the Group and act in a commercially focused manner at all times.
- To work with Colleagues to ensure that the Group’s interests are preserved at all times.

**TENANCY MANAGEMENT**
- Understand the various types of interest/ tenures that the Group hold and its obligations in respect of each (Freehold, Head lease, Lessee, Leaseback, Tenant).
- Manage existing and new lettings in accordance with the Group’s procedures.
- Read and interpret leases to ensure that the portfolio is managed in accordance with the provisions of the lease.
- Ensure that void periods are kept to a minimum and rental income is maximised, where possible.
- Instruct approved agents/ consultant surveyors to provide marketing/ valuation advice and seek suitable tenants.
- Undertake, review and interpret tenant reference reports, in accordance with the Group’s policies and procedures, to ensure that offers are only accepted from suitable tenants.
- Report all offers, with recommendations, to the Area Manager and seek instructions.
- Instruct solicitors to prepare leases and draft specific clauses e.g. rent reviews.
- Instruct photographic schedules of condition prior to the commencement of the tenancy.
- Undertake and negotiate rent reviews in conjunction with Consultant Surveyors.
- Undertake and negotiate lease renewals in conjunction with Consultant Surveyors.
- Deal with interim schedules of dilapidations and schedules of condition in conjunction with

Regional Executive/ Consultant Surveyors.
- Deal with Licences to Alter, Deeds of Variation etc. in conjunction with Consultant Surveyors

and Solicitors.
- Deal with licences in relation to satellite dishes, aerials and advertising sites etc. in conjunction with Consultant Surveyors and Solicitors.
- Deal with lease expiries e.g. section 25 and 26 notices.
- Deal with terminal schedules of dilapidations in accordance with the statutory timescales and guidance.

**SKILLS & EXPERIENCE**
- Sound working knowledge of Landlord and Tenant legislation, H&S legislation, RICS guidelines and other best practices applicable to commercial property management.
- Minimum 2 years’ experience in a similar role.
- Ideally Degree level, minimum A-levels grades A-C.
- A relevant Industry qualification or working towards.
