**Property Inspector - Lincolnshire & the Midlands**

**Home-based with regular travel to site**

**£40,000 - £45,000 depending on experience**

**Monday to Friday - 9.00am to 5.30pm**

As a Property Inspector at Sage Homes, the largest provider of new affordable homes in England, you will be responsible for the standard of the properties in a designated geographical area and the quality of our repairs service for customers. You will assist the team in covering responsive, compliance and defects work through the effective distribution of those works. You will also contribute to the responsive maintenance service ensuring that the service is efficient and that excellent standards of customer service are delivered.

**This role is a remote working opportunity involving travel to Lincolnshire & the Midlands and visit our Covent Garden and Northampton office when required.**

Key duties:

- To undertake Fire Risk Assessment Reviews of the Sage's low risk buildings.
- To carry out a programme of stock condition surveys ensuring the accuracy of the property database so that future works can be efficiently planned.
- To carry out property inspections and complete the schedule of works required as necessary.
- To undertaker minor repairs to properties during inspections.
- To carry out void and pre-void inspections and mutual exchange inspections.
- To carry out damp and mould inspections of properties and advise on the appropriate course of action necessary.
- To monitor the progress of the void works, communicate effectively with other teams when void works are expected to be completed and carry out post inspections as required.
- Produce specifications, schedules of works and drawings, including any requests for aids and adaptations.
- To monitor the standards of the cleaning and grounds maintenance contracts on Sage Homes' estates, report any issues to the appropriate Service Quality Manager and the Senior Service Quality Manager if necessary.
- To work cooperatively as part of the Asset Management and Operations department to ensure that duplication of visits is avoided and estate visits are carried out in an efficient and value for money fashion.

**About you**

Desirable Qualifications:

- Educated to HNC or relevant professional qualification.
- SSSTS or SMSTS Qualification
- To hold or be working towards a recognised qualification in building surveying or hold a relevant trade qualification

Essential technical, professional skills and experiences:

- Experience within a maintenance or building environment Management
- This role would also suit someone who has a building trade background i.e joinery or electrical and is looking to come off the tools full time to move into a more varied role inspecting our properties and completing smaller repairs.
- Experience of working with a Housing Association or Local Authority maintenance department
- Experience in delivering high quality service
- Experience of working with customers, operatives and contractors
- Experience of issuing and managing void works
- Experience of carrying out Health and Safety inspections
- Knowledge of building construction
- Knowledge of Building and Planning regulations
- Knowledge of Health and Safety Legislation including CDM
- Experience of use of Schedule of Rates
- Ability to demonstrate excellent customer service
- Works effectively with other staff and teams
- Flexible and self-reliant.
