We are looking for a negotiator to join the team working between our Brecon and Builth Wells offices to carry on and develop the existing lettings department. This will include activities such as:

- Advising landlords on rental values
- Dealing with enquiries, booking in viewings and appointments
- Carrying out viewings
- Listing rental properties
- Checking rental payments have come in and on time
- Paying landlords and sending monthly statements
- Managing any rent arrears
- Drawing up tenancy agreements and registering deposits
- Ensuring properties are compliant with the relevant health and safety checks such as gas landlord safety certificates, smoke alarms and valid energy performance certificates
- Preparing relevant paperwork which includes inventories, checkouts and writing to utility companies, Welsh Water and Powys County Council etc
- Dealing with maintenance issues
- Liaising between contractors, tenants and landlords
- Paying contractors
- Dealing with checkouts and the TDS
- Assisting the sales department and general running of the office

We are looking for someone hard working and passionate. Good communication is very important and so we are looking for someone who enjoys working with people and who has the drive to hit company goals. They must also have good administrative and computer skills.

Experience preferred but not essential.

Successful applicant must be a car owner with a full driving licence.

**Job Types**: Full-time, Permanent

**Salary**: £18,000.00-£24,000.00 per year

- Weekend availability
