**CORE MISSION**: _An important assignment given to a person or group of people._

The Investment Associate will be responsible for owning the underwriting model and providing investment analysis and transactional support across all Affordable Housing acquisitions and group funding opportunities.

The Investment Associate will primarily conduct financial modeling and investment appraisals, contribute to investment committee packs, review and audit acquisition bids, and assist in the creation of external materials for funding opportunities. There will be additional responsibilities and fluidity within the role as it progresses within the team.

The Investment Associate will create a very strong working relationship with the Acquisitions and Sales teams, be a “challenging friend” for the purpose of all underwriting and be able to work in a fluid environment. They will have the emotional intelligence required to build these relationships with both internal and external parties and to maximise our business reputation.

The Investment Associate will also play a leading role in working with consultants on funding opportunities, playing a project management role in the provision of data and ensuring a smooth proceeding.

**SPECIFIC SKILLS AND QUALIFICATIONS**: _The ability to do something well._
- Skilled operator within real estate - understand social housing fundamentals and the key investors and operators in the sector.
- Investment and analytical experience - cash flow analysis, sensitivity analysis, unleveled and levered scenarios, understanding what are the key drivers of returns. (IRRs,
- return on cost, NPV)
- Demonstrable experience working on various real estate transactions, ideally within the social housing sector.
- Demonstrate presenting and communicating to various different types of stakeholders.

**Salary**: £40,000.00-£50,000.00 per year
