About the Company
We're a unique property lettings and tenancy management agent based in Ferryhill, County Durham and covering the whole of the North East of England. Homes offered by us are available to households from across the UK and to our partner organisations aroundthe country.
We're helping to address the problem of empty properties in the North East and overcrowding or unaffordable housing and homelessness elsewhere in the country by enabling families to relocate more easily into private rented accommodation in the North East.
Terms
35 Hours Per Week Based from our Office in Ferryhill
25 Days holiday per Annum plus Bank Holidays

Essential Skills
Sales Ethic
Property Maintenance Experience
Own Driving Licence and access to a vehicle
IT Confidence - Experience of Fixflo software would be an advanatge
Ability to show initiative to find a solution to new problems Ability to create a maintenance schedule Knowledge of residential properties to be maintained (e.g. Electrical, roofing, Gas, damp proofing, structural and plumbing )
Experience in maintenance is required
The Role
Manage the day-to-day delivery of our Reactive Repairs and Planned Maintenance Services. Manage Refurbishment Projects from quote / Specification to sign-off of Final works.
Ensure we remain compliant with all appropriate legislative requirements relevant to the Private Rented Sector, including but not limited to Gas Certificates, Energy Performance Certificates, Periodic Electric Reports and Legionella Risk Assessments.
Agree payment in advance, or payment by instalment with owners and contractors alike, to avoid any cash burden on the company.
Observe and promote our property standard with owners and tenants alike, ensuring no address is offered to let without meeting the required standard.
Process contractor invoices ensuring contractors have submitted appropriate evidence of works completed and standard of work, in line with company procedure.
Visit properties as and when required to assess works required, prepare schedules of work, evaluate contractor work completed for sign off or and snagging.
Develop maintenance schedules with available maintenance contractors.
Liaise regularly with property owners to determine priorities of improvement.
Source, hire and train Maintenance Suppliers.
Assess potential investment properties against criteria for purchase, refurbishment and future sale.
Deliver a pro-active, cost-effective, and timely subcontractor management strategy ensuring successful delivery of services.
Accountable for day-to-day performance management of all contractors.
Ensure all void properties are inspected, condition reports recorded and owners advised of condition, recommendations and resulting quote for works.
Form part of on-call rota with availability 24/7 to be available by phone, one week in every four.
Possess knowledge of IT database systems, experience of Fixflo software would be an advantage but not essential.
Possess a firm understanding of Health & Safety Knowledge of relevant legislation and industry guidelines
Prepared to work out of hours as necessary and prepare and maintain the schedule for out of hours cover.
Tracking and Administration of keys for retention and tracking of keys with Contractors ensuring they are returned after works and before payment.
Provide basic office cover where needed, including but not limited to taking calls relating to tenancy matters.
Be prepared to undertake First Aid training and any other training reasonably required by the company, including but not limited to requirements placed on letting agents under the ROPA legislation.
