**Location**: Notting Hill, West London
**Salary**: £25,000 - £30,000 (potential flex)
**Hours**: Monday to Friday, 9:00 am - 6:00 pm

**About Us**: Our client is a leading luxury Estate Agency, with a strong presence in lettings, sales, and property management. The Notting Hill branch, their original office, has expanded to cover Kensington, North Kensington, Holland Park, Kensal Rise, Queens Park, Chelsea, Paddington, Bayswater, and Marylebone, managing an impressive black book of High Net Worth and Celebrity clients. Notably, Lettings in Notting Hill billed £1.1m last year.

We are seeking a dedicated and detail-oriented Tenancy Progressor to join our client's experienced and close-knit team. Your role will be pivotal in ensuring the smooth progress of tenancies, working in a fast-paced environment where organisation and pro-activeness are crucial.

**Roles & Responsibilities**:

- Prepare and send the Tenancy Agreement to all parties for signature
- Send reference links to tenants and manage the booking of inventory check-ins and outs
- Coordinate cleaning and compliance for non-managed properties as required
- Conduct AML checks on applicants and landlords with guidance from senior management
- Ensure valid safety certificates are in place for each tenancy and order certificates as required
- Prepare the Statement of Account and ensure timely payment for the execution of tenancy agreements
- Register tenants' deposits with TDS and send safety certificates to tenants before tenancy commencement
- Ensure all documents are on file and collaborate with property management for new tenancy files
- Ensure tenants complete Right to Rent checks and coordinate key readiness for move-ins
- Forward inventory reports to both landlords and tenants, set landlord fees for tenancy
- Send Google review requests and ensure all tenancy documents are on the system before handover to tenancy management
- Maintain and update the database using their CRM system

**Experience and Competencies**:

- Minimum 12 months experience (salary varies based on experience)
- Easily commutable to West London
- Traits: Smart, switched on, hard worker, highly detail-oriented, proactive, process-driven
- Consideration for a Negotiator looking to move to administration
- Keen interest in property
- Confident, enthusiastic, energetic, personable, and proactive
- Excellent time management, organisational, delegation, and communication skills
- Extensive knowledge of the PCL property market
- Proficient in Microsoft Office, including Excel
- Personal accountability and integrity
- Ability to motivate and work positively within a team
- Adaptability to the needs of all Mountgrange Heritage business, potentially requiring tasks outside the job description
