We are looking for a Part-Time Housing Advisor for a 12-month temporary assignment, working for a fantastic organisation, based in Cambridge City Centre.

As part of the Accommodation team, you will be responsible for the management and maintenance of a number of properties of mixed tenure within a geographical area, in accordance with policies and procedures and contributing to the overall successful performance of the team.

The role involves supporting the management in the allocation and letting of accommodation online, completing and reviewing all tenancy documentation; ensuring legal compliance at all times; checking payment records and pursuing arrears; keeping in regular contact with tenants; reviewing and approving eligibility requirements; writing reports; resolving issues; dealing with repairs and neighbour nuisance problems. Maximising occupancy rates.

Applicants will need to be able to demonstrate previous work experience in the property rental sector and an up-to-date knowledge of current housing legislation. First class customer service and communication skills and the ability to work as part of a team are also essential.

PLEASE NOTE: This is a part-time role working 14.5 hours a week across Thursdays and Fridays (8.30/9.00 - 17.00/17.15). You will also need a full Driving Licence valid to drive in the UK.

Principle Responsibilities:
You will be responsible for undertaking daily operations to include:

- Undertake financial and other audit checks monthly. Record and evidence.
- Handle breaches of tenancy agreements, which could culminate in carrying out evictions, take action to resolve anti-social behaviour and nuisance issues, deal with unauthorised occupiers; prepare cases and attending court hearings.
- Proactively review housing availability, contact landlords to advertise at specific times of need during the year. Carry out property inspections to check suitability and to ensure legal compliance. Evaluate properties for the Property Management Service in the private sector. Undertake any actions in respect of managing private properties, liaising between owners and tenants, arranging any repairs and safety checks and other aspects as appropriate.
- Inspect properties both prior to, during and at the end of tenancy agreements. Keep properties, estates and facilities in a good state of repair and maintenance, ensuring any works are appropriate and cost effective; identify planned maintenance works and undertake day to day liaison with tenants, contractors, and surveyors. Complete reports. Authorise works.
- Administer rent and other payment collection and provide preventative guidance and advice to tenants to minimise rent arrears build up. Chase any arrears. Be proactive in ensuring the debtors’ list is reviewed and actions to recover debts are undertaken in a timely manner.
- Take an active role in the management of the accommodation database for incoming properties, as well as landlord requirements and issues. Approve new registrations from clients and check with departments or student records over any queries. Maintain data records including contact lists.
- Undertake general administrative duties. Typing of confidential correspondence and memos, preparation of agendas, papers and minutes for meetings, maintain databases, maintaining accurate and detailed records of actions taken. Order office supplies and authorise payments as required.
- Provide appropriate cover for the office, deputise for the Deputy Head as appropriate.
- English and Math’s to GCSE level Grade C (or equivalent) or above
- Minimum of 3 years previous work experience in the property rental sector covering residential letting, handling landlord/tenant relations, deposit protection, housing legislation and property inspections
- Up to date knowledge of Housing management legislation, basic building construction and relevant Government policy and an understanding of current housing issues
- Familiar with the geography of Cambridge
- Previous experience in an office environment, with the ability to carry out any office task, when necessary, especially at busy times or when other members of staff are absent from the office
- Excellent customer service skills
- Excellent written and oral communication skills; confident with letter/report writing
- Planning and organisation; able to prioritise work and meet deadlines
- Competent user of Microsoft Office and other software packages and databases
- Strong team player; comfortable working with others
- Financial Management Skills
- Analytical and problem-solving skills; ability to think on your feet
- Driving license valid to drive in the UK for use of company transport during working hours to carry out site visits in and around the areas
