**The Job You’ll Do;**
- Providing a safe working environment
- Keeping the working environment well maintained.
- Meeting and greeting Members and Visitors as required.
- Periodic health and safety routines and inspections.
- Undertaking remedial action in respect of any health and safety issues.
- Ensuring the office is kept tidy and free of obstructions, paying particular attention to the plant rooms, areas around photocopiers and fire evacuation routes.
- Recording of Health and Safety routine inspections and remedial action.
- Collating information for Health and Safety reports.
- Proactively making Health and Safety recommendations based on new directives / legislation / information.
- Planned preventative maintenance duties as scheduled.
- General building maintenance.
- Completing office maintenance reports.
- Compiling and up keeping the Office Assets Register.
- Monitoring the car park to safeguard against unauthorised cars.
- Performing chauffeur duties as required; meet and greet our Shipowner Members.
- Maintenance and upkeep of records for the company car.
- Recording gas, electricity, and water meter readings on a weekly basis.
- Organising configuration of furniture in the meeting rooms as required.
- Acting as key holder and out-of-hours contact in emergency situations.
- Liaising with Quayside Management Company on any relevant issue, i.e., car parking, security, events.
- Liaising with contractors / workmen.
- Assisting with implementing a disaster recovery plan.
- Space Planning / Office reorganisation.
- Other project commensurate with post.
- Opening and distributing mail.
- Re-distributing documents and files from internal trays.
- Collecting and accepting stationery deliveries and verification of delivery notes.
- Ensuring the Association’s Rules are adhered to.
- Ensuring the Association’s procedures are followed.
- Carrying out other reasonable duties as requested by Managers.

**About You;**
- Relevant experience within a building management role including undertaking maintenance routines and day to day running of a building.
- Full UK driving license.
- Relevant up to date Health and Safety qualifications.
- Working knowledge of MS Office (including Word, PowerPoint, Excel and Outlook) and Worksite.
- IT Literate with the ability to quickly adapt to new systems.
- GCSE level standard of education or equivalent experience.
- Efficient & effective administration skills, demonstrating an attention to detail concerning work produced.
- Honesty and integrity with ability to manage confidential information.
- Highly proactive: the ability to lead by example.
- Self-motivated and able to work on own initiative.
- Excellent interpersonal skills with the ability to demonstrate sound written and verbal communication skills.
- Commitment to gaining further professional or industry qualifications if necessary.
- Good planning and organisational skills with the ability to cope with demanding workloads.
- Ability to work as part of a team.
- Keeping up to date with best practice and relevant legislation to ensure continuous improvement in working practices.
- To obtain and retain qualifications as required.
