**Accountable to: Home Manager**

To manage every aspect of the maintenance of the building and surrounding environment of the home to a high standard of repair, presentation and readiness. To meet the needs and expectations of our residents, keeping the premises maintained in line with health and safety requirements; adhering to government guidelines.

As part of the role you will be expected to be ‘on call’ for out of hours emergencies across the four homes on a rota basis **(normally 1 week in every 5). **The on-call availability payment rate is £150 per on-call period (7 days, including Saturday, Sunday and Bank Holidays.

**37.5 hours per week - 8am to 4pm - Monday to Friday (unless on call).**
- Experience in a similar role is desirable.
- Full driving licence essential.

Maintenance is paid a salary of £21,500

With additional £150 per week when on call

**Job purpose**:
To manage every aspect of the maintenance of the building and surrounding environment of the home to a high standard of repair, presentation and readiness. To meet the needs and expectations of our residents, keeping the premises maintained in line with health and safety requirements; adhering to government guidelines.

**Details of responsibilities**:

- Ensure all interior and exterior parts of the home are maintained to a high standard.
- Carry out or arrange to be carried out, planned and responsive maintenance and improvement works as required.
- Regularly review the maintenance of the buildings and their grounds; anticipating and solving problems in a timely manner and identifying opportunities for improvement.
- Maintain compliance with standards, ensuring checks, audits and records are accurate and up to date.
- Manage stock, equipment and resources; maintaining adequate levels of spares and ordering materials as required.
- Liaise and report weekly to the Home Manager and Health and Safety Lead on works that are required and those that have been completed.
- Be pro-active in making recommendations for improving property operations and solving maintenance related problems.
- Check the diary on a daily basis for repairs that are requested. Maintaining records of inspection of buildings, plant and services.
- Monitor the correct operation of plant, building services, equipment and tools.
- Ensure compliance with Health and Safety regulations at all times.
- Provide some on-call support in times of emergency.

**Minimum Requirements**:
To take responsibility for carrying out/or arranging each essential function satisfactorily.
The scope of the role is summarised below and illustrates the knowledge, skill and/or ability required. This list is neither exhaustive nor exclusive:
1. Statutory testing: Fire alarms, emergency lighting, hot and cold water temperatures including legionella checks.

2. Periodic external inspections of buildings, grounds, boundary walls and fences and trees. Checking in particular for safety issues, neighbour issues, trespass or encroachment.

3. Building fabric maintenance: internal and external fabric including walls, doors, windows and roofs and including temporary as well as permanent buildings.

4. Maintenance of internal and external signs.
5. Repairs to furniture, fixtures and fittings.
6. Ensuring the premises are kept in a highly presentable condition.
7. Basic security of premises: key control, locking of buildings, stores, fences and gates.
8. Heating and hot water services: Including plant controls and oil fuel, its ordering, storage and distribution plant.
9. Electrical supply and distribution: power and lighting including external lighting, stand by generators and their fuelling and fuel stocks.
10. Ventilation and cooling equipment.
11. Gas supply and equipment: limited to the correct operating and integrity of equipment and controls, ventilation, flueing and air supply.
12. Water supply, storage and distribution: Including prevention of scalding and prevention of legionella.
13. Foul and surface water drainage: including all guttering, downpipes, soil vent pipes, above and below ground drainage, rainwater and road gullies and all manholes.
14. Alarm systems: Periodic testing and routine maintenance of fire alarm and resident call systems.
15. Television aerials and distribution systems.
16. Lightning protection.
17. Grounds and gardens; both hard and soft landscaping.
18. Boundary walls, fences and gates.
19. Roads, paths and car parks.
20. Exceptional events: work with Home Manager to develop, maintain and resource emergency plans and contingencies. Prioritise salting and griting, flood prevention, fuel supplies etc.
Centrally organised contracts: maintain an oversight of the activities of all contractors working on centrally organised group contracts; e.g. lift maintenance, fire safety equipment, water hygiene, asbestos monitoring, electrical tests etc. monitoring compliance with specification and sc
