**New Homes Consultant | Bedford | £50-55k OTE**

**Position Overview**:
Our medium sized niche high quality developer client is looking for their next New Homes Sales Negotiator in Bedford. Responsible for representing the development in selling newly constructed homes. Your primary objective will be to engage with prospective buyers, showcase available properties, and guide them through the sales process. This role requires excellent communication skills, a strong understanding of the real estate market, and the ability to build rapport with potential clients.

**Key Responsibilities**
- **Customer Engagement**: Interact with potential buyers to understand their requirements, preferences, and budget constraints. Provide information about available properties and guide them through the home buying process.
- **Property Presentation**: Showcase new homes to prospective buyers, highlighting features, amenities, and customisation options. Ensure that properties are presented in an appealing and professional manner to attract potential buyers.
- **Sales Negotiation**: Negotiate with buyers to achieve the best possible sale price while maximising profitability for the company. Address any concerns or objections raised by buyers and work towards reaching a mutually beneficial agreement.
- **Market Research**: Stay updated on local real estate market trends, competitor activities, and pricing strategies. Use market insights to adjust sales tactics and pricing strategies to remain competitive.
- **Administrative Tasks**: Handle administrative duties related to the sales process, including preparing sales contracts, coordinating property viewings, and maintaining accurate records of client interactions and transactions.
- **Customer Relationship Management**: Build and maintain strong relationships with clients throughout the sales process and beyond. Provide exceptional customer service to ensure a positive buying experience and foster repeat business and referrals.
- **Collaboration**: Work closely with other members of the sales team, including sales managers, marketing professionals, and construction staff, to coordinate sales efforts and achieve sales targets.

**Requirements**:

- Proven experience in new home sales.
- Excellent communication and interpersonal skills, with the ability to build rapport and establish trust with clients.
- Strong negotiation skills and the ability to close sales effectively.
- Knowledge of local developer market trends, pricing strategies, and competitor activities.
- Proficiency in using sales and CRM software for managing leads and client information.
- High level of professionalism, integrity, and ethical conduct.
- Ability to work independently as well as part of a team in a fast-paced environment.
- Flexibility to work weekends, and holidays as required to accommodate client schedules.

**Salary & Benefits**:

- £30,000 Base, £50,000 - 55,000 OTE
