The Expansion Real Estate Lead will be part of the Global Expansion Team of Boundless Life. This team represents the Special Forces Team of the company. We set our targets, we prepare our objectives, we jump in a new market and we make it happen in the fastest time possible. The Expansion Real Estate Lead’s mission is to scout and sign all our real estate assets around the world (Education Center, Accommodations, Hub, Co-Working) + supporting the existing markets with portfolio upscale/downscale.
- Work with the Boundless Customer Experience team to define the product specification (Boundless Homes, Boundless Hub, Boundless Education Center) in each new market.
- Support the local supply pipeline growth by sourcing properties directly from owners, and developing / maintaining a network of local agents and broker partners.
- Negotiate, and support leases favorable to Boundless and its guests, with a focus on commercial terms, as well as property upkeep, maintenance and landlord responsiveness.
- Work with the finance team to create a Property proforma and keep it updated.
- Evaluate a potential acquisition of real estate assets and analyze financials and legal requirements.
- Prior to contract signing and delivery, inspect proposed properties and estimate upgrade costs to get them to Boundless standards, together with the Architecture team..
- Post contract signing, record details including photographs for the Boundless Hub, Boundless Education Center and all Boundless Homes.
- Adhere to project schedules which identify and sequence the activities required to deliver the assets to the Customer Experience team.
- Work with the Boundless Customer Experience team to ensure each property is delivered according to our design guidelines.
- Together with the Architecture Team, inspect and obtain the permits for our real estate assets.
- Build a team of Hunters / and local brokers to identify real estate assets in new and existing markets for Boundless
- Provide inputs to the Head of Finance to establish the launch budget of future Boundless locations and properties.
- Create reports by property to share with the Head of Expansion and the executive team

**Qualifications**:

- A global citizen with an international mindset who believes in the power of Remote Work
- Ready to challenge yourself to reach objectives which might seem impossible to achieve
- Well-established professional in the real estate / development market with a record of success in real estate and property management.
- Negotiation rockstar
- Experienced with construction project management; 2+ years of experience strongly preferred.
- Experienced and knowledgeable with Asset Acquisitions, Leasing, Transactions, Facilities Management, and/or Space and Occupancy Planning.
- Experienced in understanding of building maintenance and preventive maintenance procedures
- Proficient in English. Spanish is a bonus point. The more languages you speak the better it is for our missions.
- Adaptable and mínimal. You maintain the same focus working at an incredibly fast pace.
- Ready to work under pressure and with determination to make our company’s growth scaling to 10x in the next 3 years.
- Tech-savvy with knowledge of AI Tools is a plus.
- Ready to travel 80% of the time.
