**JOB TITLE**: Admin Team Leader

**HOURS**:Monday - Friday 9am - 5pm

**LOCATION:Taunton, Somerset**

**THE ROLE**:You will be responsible for quickly responding to maintenance issues of properties while managing a small team of 3 people.

**DAY TO DAY RESPONSIBILITIES**:

- Deliver a professional, flexible and responsive service, ensuring effective communications with residents and clients.
- Line Management of, and providing direction/support to, the Property Co-ordinators/Administrators.
- To arrange, monitor and follow-up contractors instructed to undertake works as well as liaising with leaseholders and freeholders
- Support the Property Manager.
- Maintain a pro-active approach to identifying and progressing possible business.
- Build relationships with key contacts at developments, including Directors, Freeholders and contractors, and dealing promptly with enquiries on a day-to-day basis.
- Ensure all contractors have current Liability cover and carry out periodic performance reviews to ensure contractors are fit for purpose, competitive and that their work is of an acceptable high standard.
- Arrange relevant surveys, certificates and all other legal documentation to ensure that all managed properties comply with current legislation.
- Manage the property diary system to ensure that all reminders, regular property inspections are completed on time.
- To oversee the day-to-day management and deal with any other property issues that may arise.
- Attend and chair meetings with clients and internal stakeholders as necessary - including meetings outside of normal office hours.
- Instructing contractors for works of minor repair, maintenance and supervision of works.
- Liaise with property transfer team concerning solicitors' enquiry packs.
- Dealing with insurance claims and associated works.
- Ensure compliance with/and enforcement of lease terms and statutory requirements.
- Ensure Health & Safety actions are actioned promptly after the audit being issued.

**THE PERSON**:

- Prior experience as a Team Leader and knowledge of the property industry.
- A good level of IT literacy especially with MS Office.
- Excellent communication style with string organisational and problem solving skills.
- A flexible, professional, adaptable and cooperative attitude.
- Driving licence and own car is essential.
