**Purpose of the Post**

The Housing Officer works as part of a close-knit team and is responsible for providing a varied and effective front-line tenancy and estate management service for both tenants and residents. They have responsibility for a specific ‘patch’ of properties spread across a geographical area. They are the main point of contact for our tenants and their aim is enable tenancy sustainability. Their remint is very broad as they deal with peoples’ lives, which can sometimes be complex and challenging. It’s essential that they build excellent relationships with tenants, residents, internal and external partners.

**Daily Responsibilities**

1. To deal with customer queries in a consistent, professional manner and where possible deliver first time advice and assistance to resolve queries in a timely fashion.

2. To pro-actively manage the lettings of available homes ensuring compliance with the Common Housing Register guidance to ensure applicants are identified and tenancies are re-allocated with mínimal impact to the business.

3. To minimise turnover of available homes by ensuring all lettings are made with consideration to the sustainability of tenancies.

4. To pro-actively engage and advise our customers of solutions which provide the best possible opportunity of sustaining their tenancies.

5. To monitor compliance with tenancy conditions and where necessary take appropriate action to ensure Tenancies and RHA communities are of a high standard. RHA August 23 RHA

6. To work collaboratively with the Payment Advice team to ensure arrears are minimised by pro-actively communicating with customers and providing advice and assistance.

7. To work at all times in accordance with the Association’s Health & Safety Policy, Equal Opportunities Policy and any other relevant policies.

8. To pro-actively monitor and manage estates and communal schemes by regularly inspecting and reporting issues where they arise to improve standards and make communities more desirable places to live.

9. To take early intervention where residents complain of anti-social behaviour, avoiding escalation and providing preventative solutions to minimise the impact.

10.To work in partnership with all relevant agencies and stakeholders where appropriate.

11.To take ownership and responsibility for any service related complaints/queries from customers ensuring that the customer experience is positive, professional and within set timescales at all times.

12.To actively engage with customers to increase levels of participation and assist in delivering the Association’s customer involvement strategy.
