**About the role**

We have an exciting opportunity for a Senior Head of Operations (Major Repairs & Electrical) to join our team based in any of our national offices 2 days a week and working from home for the remaining 3 days. This is a pivotal role on the Guinness Property Senior Leadership Team. The main purpose of the role is to lead our newly created major repairs service including management of all disrepair cases, as well as responsibility for our core electrical programmes, delivering fixed wire testing and FAEL works; to ensure a high-quality service is delivered to the customer, strategic KPIs are met and financial controls are maintained.

**Skills/Experience**:
**Essential**:

- Senior leadership and management experience gained within housing maintenance or a similar sector.
- Experience of operating at leadership level within an organisation of similar or larger size to Guinness Property.
- Proven track record of delivering high levels of sustained customer satisfaction and achieving business goals.
- Experience in organisational development and partnership building.
- Proven track record in leading, managing, motivating, developing and mentoring multi-disciplinary teams.
- Effective management and control of complex budgets.
- High level of financial and data literacy and excellent knowledge of maintenance and management systems.
- Ability to translate strategy into clear operational plans.
- Strong influencing and negotiating skills.
- Up to date knowledge of current policy issues in the housing sector, best practice service delivery and built environment issues.
- Excellent oral and written communications.
- Demonstrates the Guinness Behaviours.
- Demonstrates the Guinness Leadership and Management Standard.

**Desirable**:

- In depth knowledge of social housing.
- Experience of managing a geographically dispersed team.
- Experience of working with regulatory bodies.

**Qualifications**:
**Essential**:

- Educated to level 6 (degree or equivalent) or higher.
- Repairs, Maintenance, Building or Engineering professional qualification or membership of relevant body e.g. MCIoB.

**Desirable**:

- A recognised contract management qualification.
