**What you’ll do**

Provide stock condition surveyors pre inspections and asbestos re-inspections in accordance with the requirements of 30- year business plan.

Deliver a high quality professional internal surveying service for Trivallis covering all surveying requirements including, but not exclusive to
- Stock condition survey
- Pre and post job surveying
- NEC contracts supervisor duties
- Building defect analysis including identification of damp, fire, and structural hazards.
- Provide technical and contract surveying support to Homes & Neighbourhoods staff and contract managers, including first response for onsite health and safety incidents, liaison with tenants/residents on all technical matters relating to the works being carried out in their homes.

**What you’ll be responsible for**
- Surveying properties to verify compliance with the guidance detailed in the Welsh Housing Quality Standard (WHQS) and Housing Health & Safety Rating System (HHSRS).
- The collection of RDSAP data to calculate the energy efficiency of properties.
- Carrying out the role of NEC supervisor as required.
- Recording accessibility and disabled adaptations data for every property type.
- Completing pre-inspections of elements that are being considered for replacement and or repair to ensure value for money (e.g. bathrooms, kitchens, doors, windows and roofing).
- Examining construction components and recording the remaining lives of each element.
- Working in multi-disciplinary teams to deliver a high quality, customer-focussed, cost-effective housing area-based planned maintenance programme.
- Ensuring compliance with all Legislation relating to Health and Safety at Work and implementing and maintaining safe working practices on sites for contractors and staff.
- Undertaking the stock condition surveying process to a high standard as required by the business. Covering all aspects of building and external environment maintenance and improvements.
- Supporting the planned maintenance team in delivering large scale works under the Terms of an NEC contract.
- Supporting the delivery of housing planned maintenance program, services and asset management strategy.
- Providing the technical data which will be used to populate the asset management database correctly with information relating to the condition of stock and other legislative requirements. This information is central to producing Trivallis’ 30-year business plan.
- Aiding the provision of an effective asset management strategy.
- Preparing accurate specification of works required as necessary for all types of work, including identification of works to be recharged.
- Liaising with customers on site as necessary, including dealing with technical queries and complaints.
- With other surveyors and team manager, developing service plans and regularly reviewing policies and procedures with a view to improving efficiency and recommend changes to the Head of Asset Management.
