**The Position**:
The duties you will be performing as part of your role:

- Collaborate with the Capital Delivery for Homes & Schools Surveying Teams, and Mechanical and Electrical Teams to discuss current and upcoming work programs.
- Coordinate with Repairs and Maintenance staff concerning works in Void properties, ensuring seamless execution and tenant satisfaction.
- Facilitate communication with Repairs and Maintenance staff regarding Category 1 HHSRS hazards, ensuring swift and appropriate responses to ensure resident safety.
- Actively explore innovative strategies to maintain housing stock effectively while optimizing costs, and seeking creative solutions to enhance efficiency.
- Monitor and inform the Asset Team Manager about potential cost escalations due to regulatory changes, ensuring proactive financial planning.
- Stay informed about environmental sustainability matters and promptly update the Asset Team Manager on related issues, promoting eco-friendly practices.
- Conduct thorough assessments of housing stock and its key components, providing insightful recommendations on structural integrity and necessary improvements.
- Offer well-researched recommendations for future investments, aiming to uphold housing stock in its best possible condition, enhancing the overall living experience for residents.
- Swiftly assess and respond to potentially hazardous situations encountered during surveys, ensuring immediate action to safeguard both residents and property.

**About You**:
To be successful in this role, you should possess the following qualifications and skills:

- Demonstrates comprehensive knowledge and expertise in stock condition surveys for various housing types, both traditional and non-traditional constructions.
- Proficient in conducting HHSRS surveys, recognizing problems, identifying defects, and recommending remedial works.
- Thorough understanding of building construction, including drainage systems.
- Background in social housing environments, understanding unique challenges and requirements.
- Proven ability to meet diverse customer needs, ensuring high standards of customer care.
- Up-to-date knowledge of current building regulations, ensuring compliance and adherence to industry standards.
- Experience in handling complex and contentious issues with diplomacy, tact, and sensitivity.
- Skilled in reading and preparing professional-standard drawings, specifications, and costing schedules of works.
- Proficiency in using handheld devices (PDAs) and asset management software for stock condition surveys.
- Proficient in IT systems, including MS Word and MS Excel, for producing documents and reports.
- Creative problem solver, developing imaginative solutions to complex issues.
- Capacity to assess problems, consider alternatives, and devise effective solutions.
- Ability to manage competing demands and achieve tasks on time, ensuring efficient resource allocation.
- Effective team player, cooperating with colleagues and contributing to team goals.
- Excellent interpersonal skills, building and sustaining relationships with diverse people across different sections and divisions.
- Strong written and verbal communication skills, tailored to various audiences' needs.
- Approximately 75% of time spent on-site, conducting internal and external property surveys.
- Physically capable of surveying all parts of a building, including confined spaces, using ladders when necessary.
- Holds a valid UK driving license and can travel within the borough to various locations, utilizing their own vehicle.

**Contract**:6 months (likely extension)

**Salary: Negotiable **£33 per hour (Umbrella)

**Start Date**:April/May 2024

**Work Pattern: Hybrid Monday - Friday / 9 am - 5 pm**
