Leasehold/homeownership Manager 6 Month Ftc: London

Reporting directly into the Head of Homeownership and paying a salary of £50k, this post is an important management role within the business and will principally be to manage contractual arrangements with External Managing Agents (EMA) on Section 106 developmentsbut will also cover all of our clients' contractual relationships where they are not the freeholder of the block. You will ensure our client operates models of management that improve performance and increase the level of customer satisfaction in these developments.
In addition, you will be responsible for the day to day management and development of this area and its two employees by setting, reviewing, monitoring and improving the targets and activities carried out thereby ensuring that business objectives are met.Other key elements of the job include:
- Reviewing the operating model for schemes where External Managing Agents are appointed ensuring that the organisation builds effective, professional relationships that deliver the right outcomes for customers.
- Building and maintaining a model of EMA appointment for joint ventures and Section 106 sites so the organisation can influence and build lasting relationships with managing agents from the planning stage of new schemes
- Establishing a handover process for new schemes where an EMA is appointed. Inputting into the head leases, flat leases and management agreements to ensure better and practical ongoing management.
- Ensuring an effective model is in place for the management of Resident Management Companies (RMCs) and Right To Manage companies (RTMs) ensuring roles and responsibilities are clear and a communication strategy established.
- Resolving complex cases of leaseholder dissatisfaction with managing agents.
- Reviewing and ensuring that leasehold policies and communication are updated to current legislation and best practice and recommend improvements which will enhance working practice and meet customer satisfaction level.
This position has two direct reports, both of which are Property Managers. You will be required to provide or arrange training on leasehold matters and management agreements to other internal teams as and when necessary and promote the professional managementof these arrangements. You will also attend meetings with other teams to answer questions on management agreements and update on remediation projects being carried out by third parties.
Finally, you will be required to appraise EMA budgets and spending and work collaboratively with Finance to assist with the recovery of service charges. You will also monitor fire safety remediation spend on EMA sites, reporting regularly to the Heads ofFinance. You must be commercially aware with a detailed knowledge and understanding of long term lease contractual arrangements and management agreements.
