**Role**: Senior Lettings Consultant
**Reports to**: Head of Lettings Location: London
**Office Hours**: Mon-Fri, 9am-6pm
**Structure**: Mixture of office & field based
**Salary**: £25,000-£30,000 basic + up to £10,000 bonus/commission - OTE £35k-£40k+ (uncapped)

**NEW PROPERTY ACQUISTIONS**

**Lead generation**: Consistently generate your own portion of high-quality leads through known client/landlord/agent contacts as well as other lead generation sources to enable more conversion opportunities for organic growth

**Property valuations**: Conduct valuations in line with market trends and negotiate the best acquisition deals on behalf the company, supporting the New Business team in order to close property acquisition deals

**Appraisals/ Viewings**: Attend client meetings to view new properties and assess the suitability of these for AHS to take onboard. Liaise with operations/council team/BO team to make suitable offers and to convert and win these acquisition deals.

**Property condition reports**: Producing detailed property condition reports following each viewing, ensuring the property meets minimum standards and outline required works.

**End-to-End Sales Process**: Contribute to the efficient operation and output of the E2E sales process to ensure a stream-lined, efficient journey that enables us to increase the conversion of new leads.

**Sales Strategy**: Help implement sales strategies aligned with company goals, leveraging market insights to identify new business opportunities and revenue streams.

**Market Analysis**: Conduct thorough market analysis and stay updated on industry trends, competitor activities, and customer preferences to capitalize on emerging opportunities.

**ACCOUNT MANAGEMENT/ RETENTIONS**

**Client Relationship Management**: Build and maintain relationships with landlords, property owners, agents and any clients. Serve as the primary point of contact, addressing inquiries, providing updates, and ensuring client satisfaction.

**Property Portfolio**: Manage a section of the property portfolio, ensuring they are well maintained, compliant with regulations, and meet the needs of both landlords and tenants.

**Renewals/Relets/Rent increases**: Systematically manage the renewal/relet/rent increase opportunities for the portfolio, ensuring we maintain or increase our margins where possible

**Retentions**: Through ongoing client relationship management and pro-active renewals/relets and rent increase; ensure we retain the property portfolio and find solutions and options to ensure we limit any attrition from the portfolio.

**NTQs**: Responding to all landlords/agents re any NTQs served and managing the retention/handover process as applicable while liaising with all appropriate internal AHS teams.

**Guaranteed Rent Agreements (GRAs)**: Prepare and send out GRAs for renewals, ensuring legal compliance and accuracy of lease documentation

**Performance Analysis**: Analyse key performance metrics such as occupancy rates, voids, council rates, gross margins, property conditions, repairs and costs. Use this data to make informed decisions on renewals and relets in order to optimise property performance.

**Collaboration**: Collaborate with other departments or teams within the organisation, such as sales, property management, maintenance, compliance to ensure seamless operations and service delivery

**Legal Compliance**: Staying updated with changes in property laws, ensuring compliance with safety regulations, and handling any legal issues that arise during tenancy.

**AST LETTINGS**

**AST New Lets**: Advertise, manage and successfully let new AST properties; ensuring all compliance, referencing, contracts and paperwork are completed within a timely manner.

**AST Re-lets**: Ensuring properties are successfully re-let, minimising void periods, ensuring property conditions are updated as required between tenancies, reviewing licensing requirements, checking renewal dates and suggesting TA lettings in a timely manner if AST lettings are delayed.

**AST Renewals**: Efficiently managing the renewal process of the AST portfolio, ensuring market rent increases are obtained and relevant paperwork is signed and updated at least 12 weeks prior to the end of each tenancy.

**AST Agreements**: Drafting, reviewing and managing AST agreements between landlords & tenants, ensuring compliance with legal requirements and addressing any changes, updating Apex CRM accordingly.

**Rent Collection & AST Debtors**: Supporting back office Finance team at managing rent payments, dealing with arrears, visiting properties and contacting tenants.

**Documentation & System updates**: Maintaining accurate records of all tenancies, correspondence, agreements, HomeLet referencing and financial transactions and updating the CRM as required

**Job Types**: Full-time, Permanent

Pay: £25,000.00-£40,000.00 per year
