Team Leader Voids

Job Introduction **Role of the Job**Working within the Voids, Minor works, Damp and Disrepair team you and another Team leader will have oversite of all works falling under any of those headings within Northumberland. Working alongside a Contract Managing Surveyor and an Electrical Team Lead, you will supervise several Property Surveyors to ensure all void properties are pre and post inspected - damp works in void and occupied properties are correctly identified and remediated. You will ensure all HHSRS Cat1 risks are eliminated, and properties are made ready for letting in accordance with our policies and procedures. This may include liaising with our capital delivery team to ensure Replacement kitchen heating or bathroom works are being programmed and completed in a timely manner so you can hit your targets with respect to void turnaround and getting properties ready to Let.
**Requirements of the Job**
- Work with our external and internal Building surveyors to identify works required to address disrepair claims or damp & mold complaints in occupied properties undertaking site visits and responding in writing as appropriate and as required.
- Be accountable for the prioritization of these works alongside the day-to-day job of repairing and maintaining voids, ensuring that the wider directly employed void/disrepair team are operating within council policies.
- Have the drive and ambition to seek continuous improvement of yourself and your team, monitor their performance and drive change where it is required.
- Authorise works to be passed to contractors and ensure the best value for money is delivered by them.
- Have significant trade or other experience within a social housing setting
- Be able to demonstrate excellent construction knowledge and be able to accurately specify and detail works required to facilitate repairs and maintenance of our properties.
- Experience of managing people and have the ability and desire to drive and improve performance of trades staff and property inspectors.
