**Job Purpose**

Works Assistants play an essential role within an enthusiastic and innovative direct labour organisation (DLO), delivering reactive maintenance activities, planned preventative maintenance and fault finding for all building fabric and civils systems across the Estate.
- **Duties and Responsibilities**

**Main duties**
- Responsible for basic reactive repairs to the components and equipment (Internal & external) of the building fabric, civils and structural elements. This will include but not limited to:

- The removal and installation of wall mounted fixtures/fittings (Notice/White marker boards, sanitary dispensers, key safe and signs etc.).
- Carry out basic repairs to window and door components (that does not require the use of specialist power tools),
- Inspection and replacement of ceiling tiles.
- Dismantling and disposal of office furniture and other office storage items.
- Collection and disposal of general waste across the estate i.e., wooden pallets, timber, metal etc.
- Deliver and set up air cooling equipment as directed by the department i.e circulating fans, A/C units and dehumidifiers.
- General cleaning to wood working workshop (not including specialist machinery and or plant)
- Managing deliveries and the stocking of general building materials
- To carry out Planned Preventative Maintenance tasks. This will include but not limited to:

- Cleaning and undertaking temporary repairs of roofs, rainwater outlets, gullies and downpipes.
- Cleaning of roads, gullies, lightwells and building access/entrance areas to ensure safe passage.
- Defibrillator inspections which will require the recording of findings/results.
- Undertaking working at height inspections to the departments Aluminum platforms, ladders, steps, hop ups whilst maintaining safety records of findings.
- Wood working extraction unit inspections whilst maintaining safety records of findings.
- Undertake tasks on designated days for the flying of flags to university buildings.
- Work generally unsupervised to undertake the majority of tasks and repair work using own judgement to effect repairs/solutions within capability.
- Assist other staff within the department on reactive and planned maintenance.
- Comply with all relevant health and safety legislation and procedures, including task specific risk assessments and method statements, in the carrying out reactive and planned maintenance, reporting any potentially unsafe working
- Ensure all necessary paperwork required both manually or electronically, are completed accurately and in a timely manner in line with SLA’s. This includes work requests, PPM schedules, stores requisitions, allocation of hours and any other required for legislation or safety purposes.
- To attend, as identified and by agreement, development, and training courses to keep abreast of new industry best practice and statutory regulations.
- Ensuring all statutory, planned and breakdown works are completed safely, cost effectively and to the agreed KPI’s and Service Level Agreement.
- Establish working relationships with key contacts to help improve service levels, developing appropriate communication links with the University’s Schools/Departments.
- Maintain personal tools, equipment, and vehicles, taking responsibility for the safe keeping of these. Complete regular checks on vehicles to ensure it is in good condition.

**Person Specification**

**Essential Criteria**
- Demonstrate experience of working within a reactive and planned maintenance environment
- Experienced in carrying out basic fabric repairs in a professional/commercial environment.
- Good understanding of job specific General Health and Safety in the workplace including risk assessments and method statement
- Ability to work well as part of a team and independently to achieve overall team goals and the ability to prioritise tasks
- Familiarity with basic computer packages i.e. Microsoft Outlook, word, excel ect
- Good interpersonal skills and the ability to communicate appropriately with customers and other departments
- A valid driving license is necessary as it is a condition of employment that all personnel are able to utilise the fleet of university vehicles to reach all University sites.

**Desirable Criteria**
- Fluency in Welsh written and oral.
- Demonstrate experience of working within a higher education environment.
- Experience of using small, mobile, handheld device’s (Personal digital assistant (PDA’s)/Smart Phone) to update on the job status via a computer aided facilities management (CAFM) system app
