We are recruiting four positions which are full-time working 40hrs per week, Monday - Thursday 8am - 5pm and Friday 8am - 4.30pm. A Full UK driving license is essential.

The selection process will include an interview with our Head of Estates, Estates Support Manager and Senior Project Team.

**The Role**:
**Strategic**
- Co-ordinate all minor maintenance work and project work as directed by the Head of Estates and Estates Support Manager.
- Ensure that all services meet the required environmental standards and to raise any issues immediately
- Ensuring that all required work is carried out ensuring mínimal disruption to any service at any time.
- Ensuring all work is carried out in accordance with HICA policies and procedures.
**Operational**
- To be accountable for all work carried out at each service.
- To carry out minor works (small repairs) and small to medium projects as directed
- Small repairs will include joinery work i.e. locks, repairs to timber fixings (architrave, skirtings doors etc); plumbing work i.e. repairs to taps, some pipework, waste systems including basing and sink wastes etc.
- Small to medium projects will include such works as erecting new stud-walling, refurbishment of rooms, fitting/replacing kitchens and/or worktops etc.
- To identify areas in each service that pose a potential issue and report as required
- When on site at any service, carry out checks on the statutory documentation to ensure compliance and assist in bringing any shortfalls in checks or documentation to light for the service handy person to rectify.
- To use on-site equipment as required and advise on ‘specialist’ equipment required.
- To direct and manage the work of any external contractors required at any site which has identified an issue as required to ensure satisfactory job completion to agreed scope.
- Longer term, to advise on suggested new projects and strategies for completing small /minor works to the most efficient outcomes ensuring value for money in terms of labour and materials costs.
**Health and Safety**
- Responsible for your own safety and those of others in the vicinity and those that may be directly and indirectly affected by any work carried out at any service.
- To be responsible for the safe use of all equipment within your direct control including petrol powered, electrically powered and all hand tools as required to carry out the work.
- Support the Head of Estates with Health, Safety and Environmental issues, completing Health and Safety compliance checks and provide reports and recommendations
- To contribute to reports and analysis for the group Health and Safety Review Group in line with the requirement of the Health and Safety Policy.
- To provide basic Health and Safety information relating directly to work being carried out withing services when required, ensuring adequacy and accuracy.
**Procurement of materials and equipment**
- To co-ordinate the agreed purchasing and procurement of materials, services and items as required through the Estates Team.
- To ensure that all works are carried out to specification and keeping costs to a minimum at all times, looking for in-house alternatives where feasible.
**Experience**
- Must have previous experience of general repairs/DIY skills and maintenance
- Experience of supervising others
- Knowledge of Health and Safety
- Effective communication skills
- Friendly and compassionate
- Able to interact and respond to Service Users
- Able to plan and be pro-active in requirements
- Experience of working within a care setting would be advantageous
- Any relevant qualifications would be beneficial
