**About the role:
- **
Will be responsible for facilitating the smooth and efficient management of lettings of properties and renewal of expiring tenancies.
Will be responsible for advertising properties on rightmove and zoopla and dealing with enquiries.
Will arrange viewings are arranged with 3rd party agency for PRS tenants.
Ensure all paperwork and compliance documents in place for new tenancies.
They will work closely with the Resident Services Manager to ensure high retention of tenancies.
Responsible for rent increases to maximise the income of the portfolio
**Key Responsibilities include**:
You will play a vital role in supporting Resident Services Manager with the onboarding of new tenants ensuring all compliance documentation is in place. You will maintain a positive relationship with tenants, landlords, and other stakeholders.
**Property Marketing and advertising**
- Create and maintain property listings across various online platforms and marketing channels.
- Develop property descriptions and high-quality images to attract potential tenants.
- Monitor market trends to ensure competitive pricing and positioning of rental properties.
- Deal with new enquiries and negotiate rents to maximise income.
**New Tenant Verifications and Referencing**
- Conduct background and credit checks to assess tenant suitability.
- Coordinate property viewings and communicate with prospective tenants.
- Verify referencing with 3rd party agent.
**Tenancy compliance Management**
- Prepare tenancy agreements and ensure all legal and regulatory requirements are met.
- Assist tenants in the lease-signing process and provide them with necessary information.
- Keep records of tenancy terms, security deposits, and other financial transactions
- Arrange inventory clerks and issuing of keys for new tenants.
**Renewals and rent Increases**.
- Foster positive relationships with tenants and encourage tenant retention.
- Serve relevant notices for rent increases.
- Monitor tenancies due to expire and negotiate tenancy renewals maximising rent income.
- Ensure all relevant compliance paper is completed.
**Administrative tasks**
- Maintain organised records and documentation related to new tenancies and renewals.
- Prepare regular reports and updates for property management.
**General**
- To take responsibility, relevant to the post, for ensuring that statutes and government legislation is upheld. This includes the Data Protection Act, the Health and Safety at Work Act, Equalities and Diversity
- To comply at all times with Lampton Group legal, contractual and regulatory responsibilities in relation to the above duties.
- To be aware of and comply with all current policies, procedure and guidelines.
- To undertake any other duties that may be required. These may be varied from time to time to meet the needs of the service.
- To contribute to the development of policy, procedures and best practice.
- To ensure that record keeping, monitoring and administrative systems are kept up to date and accurate in accordance with procedures.
- To work effectively with other members of the Housing management team to meet team objectives and targets and to deputise for other Resident Services Managers as required
- Degree-level education or equivalent through relevant training/experience commensurate to
- the role.
- Holds a relevant housing/property qualification (highly desirable)
- Excellent knowledge of social housing regulation and an understanding of best practice and industry leading developments.
- Experience of using Housing managing software
- Experience of working of working in a resident engagement or customer facing role.
- Excellent verbal, written communication, presentation and interpersonal skills with the ability to adapt this approach for different audiences.
- Ability to work collaboratively as part of a team, developing good working relationships with colleagues and external service providers.
- Analytical, with the ability to quickly solve problems through practical and innovative means.
- Achievement focused approach, with the ability to drive performance.
