Barnsdales FM are looking for a dynamic, positive, and experienced Coordinator with experience in property maintenance/health & safety background to lead our site teams in Gloucester.

These sites support vulnerable adults with learning difficulties, whilst we are not involved in the support directly, we are responsible for the safety, maintenance, and quality of accommodation on site. We work closely in support of our client, which means we need to be flexible in our approach and the team need to be mindful of the positivity we can portray in assisting others. Our focus is both planned and reactive maintenance, utilising the skills and knowledge base on site, sub-contracted services, liaising on job tickets, helpdesk support and financial planning.

**Main function and scope of position**:

- Responsible for co-ordinating planned and reactive services delivery within assigned communities
- Ensuring services are delivered in line with contract agreement and SLA’s
- Reporting on operational performance - compliance, WIP and financial / cost recognition
- Work closely with the community, reflecting our joint commitment to partnership working

**Main duties include but are not limited to**:

- Operate as the focal point for assigned communities
- Develop and maintain long term relationships with stakeholders in the communities
- Ensure that all properties are receiving the appropriate level of service, in compliance with the contract agreement
- Manage multiple workstreams including planned and reactive maintenance, ensuring that key stakeholders are regularly updated and any impact upon communities is kept to a minimum
- Monitor service performance and provide management reports at designated intervals
- Arrange and co-ordinate internal and external engineer visits for repairs and maintenance
- Source goods and services to aid delivery of our service obligations
- Be visible in communities, ensure that works and facilities are audited and reviewed for quality / address and communicate issues as necessary
- Oversee training for all Barnsdales FM staff within assigned communities
- Ensure costs are recognised and collated as directed by the national accounts manager
- Communicate and feedback on customers’ needs to the business
- Work in a way that reinforces our commitment to partnership working - displaying empathy, understanding and transparency in all areas of service delivery.
- Meet with key stakeholders and accurately minute meetings which have clear actions
- Create and maintain strong relationships at all levels with key client stakeholders
- Work closely with Barnsdales FM colleagues to ensure customer expectations are appropriately managed and met
- Attend training and professional development opportunities as identified and agreed
- Identify and provide solutions to meet client needs and overcome problems or issues
- Ensure reports and internal administration is delivered on time and to the required standard

From time to time, you may be asked to assist in tasks over and above your roles and responsibilities. You will be expected to adapt and carry out the task given professionally and efficiently, with full support.

Your responsibilities may change over time to support the needs of the business and our customers.

Key Performance Measures relevant to the position: To be agreed as part of annual performance review.

**Salary**: £27,000.00 per year

- Monday to Friday

Ability to commute/relocate:

- Cinderford, GL14 1HJ: reliably commute or plan to relocate before starting work (required)

**Experience**:

- Property Management: 3 years (preferred)
- Budgeting: 2 years (preferred)
