**Estate operative - Retirement Village, Berkhamsted**

**A large retirement estate is recruiting an experienced Estate Operative to join its Facilities Team. This role would suit a tradesman, or strong all-rounder to maintain buildings, grounds and infrastructure, including alarm systems.**

**Role overview - To always provide the highest standards of grounds and maintenance service while delivering excellent customer service.**

**Experience**

Previous trades skills required - building, plumbing, electrical - to carry out troubleshooting before handing over to qualified tradesman,

- **Key Responsibilities**_
- _Customer Service_
- To deliver the highest standards of customer service within the Village.
- To always provide the highest standards of grounds and maintenance.
- To maintain confidentiality of residents, families, staff.
- To provide support to individual residents in respect of ad hoc issues as they arise directing individuals to other appropriate agencies as appropriate.
- To foster and maintain good relationships with the Residents.
- To participate in Resident and sales events.
- Property_
- To ensure that all open areas of the grounds, including grassed areas, beds, woodlands, boundary fences, roadways, paths, and paved areas are properly maintained to a high standard.
- To ensure the structure, fixtures, fittings, and equipment of the Village are properly maintained.
- To undertake regular inspections and monthly checks of the Village with the Facilities Manager and recommend means for rectifying any defects.
- **To undertake on-call duties out of hours, on a rota basis, and respond as soon as possible to property emergencies.**
- To report immediately any defects or faults which may compromise the safety of residents and staff, and without referral be responsible for treating roads and pathways with salt/grit when necessary, during winter months, when on-call.
- To undertake regular tests of alarm systems.
- To act in the best interests of the company to assist in property sales and the whole re-sale process where residents or their relatives are seeking to assign the lease of their property.
- As required to participate in a work rota which may on occasion include some unsocial hours or days.
- To report any faulty or damaged equipment or machinery to the Facilities Manager.
- Health & Safety_
- Ensure safe storage of any chemicals.
- To use the correct products and equipment as instructed by the manufacturers.
- To ensure the provision of a safe environment for Residents, staff, and visitors.
- To comply with all legislative requirements and local and Companywide policies and procedures relating to Health and Safety at Work.
- To ensure the adequate recording and reporting of Health and Safety at Work in line with Company policies and Procedures and with any statutory requirements.

**Job Types**: Full-time, Permanent

**Salary**: £22,000.00-£24,000.00 per year
