**Salary**:£12.50 per hour

Happydays UK are an expanding charity who meets the growing demands of those struggling to cope with the cost-of-living crisis by operating a broad range of services that tackle homelessness and food poverty. These include The Winter Shelter, Halifax Community Supermarket and The Community Café at The Gathering Place. For single adults who are homeless, the charity operates supported and independent accommodation and services that are designed to help residents move on and live independently.

**JOB DESCRIPTION & DUTIES**

As a property coordinator you will be responsible for overseeing our residential properties

The role of Property Coordinator is a relatively new role and therefore is an exciting opportunity for someone who enjoys building foundations, working to processes, and working with initiative.

**Key Responsibilities**:

- The management of repairs and planned maintenance, providing good standards both internally and externally
- Ensuring rent and arrears are paid, liaising with tenants to support them where arrears have arisen. Producing reports for arrears to higher management
- To prepare cost estimates, budget forecasting/financial monitoring and cost control, working within a defined budget
- Operational management of the day-to-day repairs and future planned maintenance
- Work in line with the Charity Procurement Policy to engage with competitive, high-quality tradespeople.
- Liaising with tradespeople, tenants, and clients
- Carrying out flat and house inspections, including fire safety checks, booking gas safety and electrical checks in a timely manner ensuring compliance
- Recording of all maintenance and repairs to report, track and monitor completion of all maintenance works
- Ensuring that all tradespeople have the industry standards to complete building and repair works
- Reporting to the Property Manager for all H&S related issues
- Recording of all tenant/property events on the CDP Soft system
- Signposting tenants to Happy Days drop in services to support for welfare and personal support issues
- Ability to work in a fast-paced demanding role with constant collaboration with key stakeholders, clients, employees, suppliers, and tradespeople.
- Competent in the use of Microsoft 365 and general administration

**Please note this is not a full and exhaustive list of duties and the post holder will be required to undertake additional tasks to conduct this role appropriately and effectively.**

As travel will be necessary as part of this role it is essential you will have your own vehicle, hold a full, clean driving licence and be insured for work purposes.

Your will be required to undertake Safeguarding Level 3 training within one week of commencing the role.

**Job Types**: Part-time, Fixed term contract
Contract length: 12 months

**Salary**: £12.50 per hour
