Overview of Role

You will be responsible for the oversight and protection of residential blocks, ensuring the Landlord’s income streams and risk management are protected. This includes the oversight and management of managing agents, focusing on operational oversight, financial management, compliance, building safety, major works, and client care. Strong line management of a panel of managing agents is required.

Responsibilities and Accountabilities

Technical

  • Manage and oversee a large portfolio of residential properties/managing agents to meet company and client KPIs.
  • Establish and maintain productive relationships with appointed managing agents.
  • Oversee financial management of lessee funds with managing agents, including budget approvals, accounts, expenditure vs. budget, and reserve collections.
  • Maintain understanding of relevant laws in residential property management and building safety.
  • Assist in resolving building defects with managing agents and professional consultants, including funding applications.
  • Ensure managing agents comply with instructions, legislation, and industry standards.
  • Conduct site inspections and follow up on findings.
  • Ensure compliance oversight at managed sites.
  • Review and approve key documents (budgets, accounts, s20b, s20) and communications.
  • Manage poor-performing agents to ensure high standards.
  • Assist in tendering management of blocks, estates, or portfolios.
  • Identify and manage Fire Safety and Health and Safety Risks with managing agents.
  • Minimize and manage landlord risks and liabilities, ensuring compliance with leases and relevant laws.
  • Assist in obtaining leaseholder deeds of certificate and landlord certificates to determine client liability for costs.
  • Ensure compliance with the Building Safety Act and Building Safety Regulator requirements.

General Responsibilities

  • Represent the freeholder at internal and external meetings.
  • Observe standards in client and customer confidentiality and comply with Data Protection legislation.
  • Act as an ambassador in conduct and all contact with clients, residents, and third parties.
  • Undertake other duties as requested.

Knowledge, Skills, and Experience

Essential

  • MIRPM / AssocRICS or equivalent qualified.
  • Substantial relevant leasehold and property management experience.
  • Experience in a Senior Property Manager or Regional Operations Management role.
  • Excellent technical skills and understanding of buildings and systems.
  • Understanding of Building Safety Legislation and available funds.
  • Ability to travel regularly to various sites in the UK.
  • Full, clean driving license.

Desirable

  • Experience in a supervisory/line management role.
  • Ability to manage others in line with KPIs/contractual undertakings.
  • Health & Safety Management Qualifications, i.e., NEBOSH.
  • Knowledge and experience of using Qube.
