The Role: Design Manager
Permanent
A Design Manager is a construction project professional responsible for the management and leadership of the design phase of projects, from Sales handover through to supplier handover, and includes Construction & As-Built drawings.
The role is based on delivering cost-effective product design solutions that meet client & contractors requirements within standard project lead times, working to project priorities, not local optimisation.
As Design Manager, you will support a team of Project Managers with a variety of responsibilities to ensure that projects are managed with a premium service level, smoothly and efficiently for the benefit of both the customer and the business. This will include Sales Handover of projects right through to procurement, installation and commissioning. You will need to liaise with architects, main contractors, installers and other external parties.

Attending Sales Handover meetings from Sales and taking design responsibility for the project.
Deep dive into the project to identify risks, challenges, opportunities, and commercial or scope queries.
Identify key tasks and responsibilities with the project team and agree with PM using the project tracker.
Proactively manage the design process to deliver within the programme.
Review & agree on the viability of the proposed project programme as required by the Main Contractor and team.
Daily reporting on Project Programme with progress/delays on Initial Drawings, Design Approval & Survey/Agreed Dimension project stages.
Design Management
Attend deep-dive meetings with PM to understand the project, scope requirements and lead-times to set out project tasks in Project Task Tracker.
In-depth understanding of design and products being delivered.
Identify project mock-ups required with PM.
Identify project long-lead-time items.
Prepare the preliminary design scope of the project before the Design workshop meeting with the Client, Main Contractor and Architect.
Schedule and hold a Design Workshop meeting with the Main Contractor and Architect with PM to initiate the design process.
Assist PM with information & attend coordination and design meetings with the Main Contractor, Architect, and other trades during design stages.
Review & issue design brief with drawing instructions to CAD Technicians for each project phase in accordance with protocol.
Attend site if required, normally only at the start of installation stages along with PM & installers.
Resolve design issues affecting procurement, manufacturing or installation stages.
Provide clear manufacturing drawings and specification details for Operations to procure key packages such as furniture, glass, sanitaryware, solid surfaces & installation following the procurement protocol.
Commercial
Proactively manage design process to achieve cost-effective product and specification solutions to increase the exit margin over the initial project budget.
Evaluate contract docs with PM and identify any special project requirements and notes.
Assist PM in all scope changes, variations, and additional costs and submit to Main Contractor following variation procedure.
Assist PM in preparing and submitting monthly valuations to the Main Contractor working with the Contracts Administrator on design aspects.
Elevate any potential budget over-runs or discrepancies in the quote and/or Main Contractors interpretation of what is included in the measured works.
