Regional Facilities Manager

MRG Global is working with a multi-let industrial property company seeking a Regional Facilities Manager based in the South of England to oversee the multi let industrial properties across the region. The role is home-based with occasional travel to the London office. The successful candidate will join the growing FM team, reporting directly to the Head of FM.

The primary focus of this role will be to improve communication and service delivery to each of the properties, engaging with suppliers, occupiers, and Asset Management to provide service excellence. The company currently owns and manages more than 100 industrial estates around the UK which are home to over 1,500 customers.

They have invested in a technology-driven market-leading operating platform to support the gradual digitalization and improvement of the customer experience to drive occupancy and income. This platform covers all elements of the business, from marketing through to leasing, and from property management through to finance.

Key Responsibilities
  1. Asset Value: Maintain awareness of and report all operational issues that may impact the value of the properties to the Line Manager.
  2. Budgets: Draft comprehensive service charge budgets, monitor budgets, raise purchase orders, and compare costs to maintain best value for money.
  3. Contractor Management: Drive performance across hard and soft service lines, monitor service contractor performance, and ensure all suppliers adhere to policies and procedures.
  4. Property Maintenance: Identify maintenance needs, engage with 3rd party consultants and suppliers, and manage PPM schedules.
  5. Tenant Liaison: Create and maintain good relationships with tenants, host regular meetings, and demonstrate a high level of customer care.
  6. Health, Safety, and Risk Management: Ensure all site work is conducted with minimum risk to health and safety, comply with legislation, and keep updated on associated legislation.
  7. Reporting: Maintain regular and accurate reports on portfolio performance, risks, and propose business cases for CAPEX works or service chargeable projects.
