Facilities Property & Asset Manager Permanent Position Location East London Salary Up to £60,000 per annum plus benefits Housing Sector Overview As the Facilities Property & Asset Manager, your primary responsibility will be to oversee the maintenance and enhancement of the Group’s facilities and asset management services. You will be in charge of the Building Safety and Compliance service for a Housing organisation based in East London, oversee a growing portfolio of residential projects in Newham and surrounding areas. As Building Safety & Compliance Manager you ensure all homes meet all Building and Fire Safety Regulations, conduct timely inspections, and manage contracts to uphold the highest safety standards for residents. Key Responsibilities Managing all facility services to maintain high standards. Coordinating and supervising contractors and service contracts. Inspecting completed work and reporting on it. Preparing tender documents for maintenance contracts. Overseeing maintenance and defect works efficiently. Leading the energy centre strategy and ensuring billing compliance. Developing and maintaining Asset Management systems effectively. Collaborating on new developments and project handovers. Managing essential services like security, maintenance, and cleaning. Producing performance reports regularly. Implementing efficient procurement practices. Maintaining detailed asset records accurately. Conducting inspections and customer surveys as needed. Responding promptly to emergencies and urgent issues. Developing annual budgets and assisting with service charge forecasts. Ensuring grounds are well-maintained and landscaped appropriately. Hiring and managing facility staff and contractors effectively. Ensuring building security measures are in place and operational. Competencies and Experience: Over 5 years of experience in facilities or asset management in residential real estate. Possessing a degree in Construction, Project Management, or Facilities Management. Having knowledge of current and future Building Safety requirements. Exceptional organisational skills Demonstrating a proven track record of delivering high-quality service within the Housing sector coupled with exemplary customer satisfaction. Skills Strong project management and problem-solving skills. Understanding public procurement processes and effective negotiation. Excellent interpersonal and networking skills for effective collaboration. Ability to multitask and prioritise effectively. Confidence in decision-making and leading meetings. Leadership skills to motivate teams effectively. Clear and concise communication for handling complex documents. Proficiency in property management software and MS Office.
