Keeping the commercial portfolio records accurate and up to date regarding tenancies, vacancies, and dates.
Making sure vacant units are actively marketed and a proactive approach is being taken to let vacant areas.
Working with building surveyors when leases are drawing to an end to carry out a dilapidation survey and negotiate with the tenant to ensure we receive a substantial payment for any required refurbishment works.
Assist the Investment and Acquisitions teams with any information or assistance they require as and when necessary.
Reviewing service charge budgets and ensuring our tenants are receiving a good level of service in return and that the budget is affordable and realistic for the site.
The Commercial Asset Manager will have exceptional organisational and communicationskills with sounds commercial knowledge. Makes valuable contributions through their skill set, talent, knowledge, and proactive work habits.
Ability to put forward their own ideas to improve the success of each asset.
Disciplined actions to achieve the set strategy for each asset.
Confidence to liaising with external organisations and individuals, JV partners, Solicitors, banks etc.
Minimum 5 years relevant experience in Commercial Asset Management or similar
