Building Services Manager

The Role
The role of Building Services Manager is to manage the design, installation and commission of all building services during the pre-construction and construction phases of the project. The Building Services Manager will ensure the effective and compliant delivery of technical services operations in line with the client contractual specification; manage the MEP sub-contractors and design team to ensure the effective co-ordination of services within the overall building design - thus people management skills are essential.
Key responsibilities
- Manage all aspects of building services, including, but not limited to: building control systems; energy distribution; energy supply (gas, electricity, renewable sources such as solar, wind, geothermal and biomass); Escalators and lifts; fire safety detection and protection; HVAC; ICT; lighting; lightning protection; refrigeration; security alarm systems; water, drainage and plumbing;
- Attending meetings and presenting feedback and progress reports to managers and clients;
- Inspecting, testing and checking installations;
- QA reporting;
- Ensuring building regulation compliance;
- Ensuring Health and Safety compliance;
- Working to ensure sustainable environmental operations by reducing wastage to a minimum within the building services;
- Advising clients on how the building services will operate once the building is complete;
- Operation and fault diagnosis using building Management System (BMS);
The ideal candidate
With at least 5 years engineering experience, and a proven track record of working in a similar environment, the ideal candidate will hold a Building Services Engineering degree, valid CSCS card, and be able to demonstrate the following skill set:
- Time management and organisation to allow the management of multiple projects and oversee tasks simultaneously;
- Team leadership and management skills with ability to plan & monitor the workload of a team as well as providing challenge and motivation;
- Detailed knowledge and understanding of Building services principles with the ability to investigate problems, develop solutions and monitor effectiveness;
- Decision making, analytical thinking, weighing costs and benefits and applying knowledge to allow the optimum decision to be reached;
- Ability to manage changing priorities at short notice, reallocation of personnel and resources;
- Technically strong with an extensive knowledge of services, products and techniques;
- Thorough understanding of Health and Safety regulations with the ability to manage and mitigate risk;
- Commercially aware and ability to Identify commercial risk & opportunity;
