Project Manager and Head of Construction

Team Responsibilities:

Summary ofRole

The primary role of the SeniorTechnical Manager is to oversee and manage all technical and designaspects of the construction project from inception andpre-construction through the construction process to completion. Thisrole will involve managing the design team, coordinating with externalconsultants, and ensuring that design objectives are met whileadhering to project timelines and budgets. The role will require astrong understanding of construction principles, building regulationand compliances, excellent project management skills, and the abilityto collaborate effectively with various stakeholders.

Main responsibilities

Lead the technical aspects of construction projects, includingpre-construction, planning, design co-ordination, and constructionimplementation.

Produce, review and evaluate projectspecifications, drawings, and technical documentation to ensurecompliance with regulatory requirements and industry standards.

Produce standardised scope documents for technical appointmentsand ensure design responsibilities are covered through extensivedesign responsibility matrix allocation and scope gap analysis.

Manage and maintain a comprehensive PI tracking document forall consultants.

Collaborate with architects, engineers,consultants, contractors, and other stakeholders to develop andimplement technical solutions that meet project objectives.

Manage the team of designers, architects, and engineers,providing guidance, support, and mentorship to ensure the delivery ofhigh-quality design solutions.

Provide technical expertise andguidance to project teams throughout the construction process.

Conduct design reviews, coordination meetings, and valueengineering exercises to optimize design solutions and minimize costs.

Conduct site inspections and quality assessments to monitorconstruction progress and identify potential issues or risks.

Co-ordinate with internal teams and external partners toresolve technical challenges and optimize construction processes.

Manage the implementation of innovative technologies andconstruction methods to improve project efficiency and quality.

Prepare and present technical reports, documentation, andpresentations for project stakeholders.

Co-ordination –Collaborating with the project manager to raise issues witharchitects, engineers, contractors, and other stakeholders tocoordinate activities and resolve any issues that may arise duringconstruction.

Documentation – keeping accurate records ofproject activities, including RFIs, progress reports, change orders,and all other relevant documentation as dictated within the IMS.

Problem solving - Identifying and resolving challenges orobstacles, such as unforeseen site conditions, material shortages orincompatible materials, that may arise during construction.

Manage the early procurement of required utilities for theproject including the assessment of existing infrastructure forsuitability for the project.

Stay abreast of industry trends,technological advancements, and regulatory changes related toconstruction design and incorporate relevant innovations into projectdesigns.

Environmental compliance - Ensuring compliance withenvironmental regulations and implementing sustainable constructionpractices where possible.

Handover and closeout - Facilitatingthe handover of the completed project to the client, including anynecessary documentation, training, and follow-up support, andoverseeing the closeout process.

Set a good example at alltimes and strive for best-in-class system.

Required skills & Experience

Proven track record of successfully managing complexconstruction projects from conception to completion preferably inresidential construction.

Strong knowledge of constructionprocess, techniques and materials including an in-depth knowledge andunderstanding of planning regulations and building regulations.

Exceptional communication and interpersonal skills, with theability to effectively collaborate with clients, consultants, andinternal stakeholders.

Familiarity with sustainable designprinciples, BIM methodologies, and digital design tools is desirable.

Excellent communication skills including the ability to deliversuccinct and clear verbal and written reports where necessary.

Proven track record of good people and team management skills.

Good IT Skills to encompass Asta and/or Microsoft Project.

Maintain a high standard of personal presentation.

Demonstrate reliability including the ability to deliver highstandards of both punctuality and attendance to ensure teameffectiveness and availability.

Ability to multi task,prioritise tasks and manage time effectively in a fast pacedenvironment.

Able to demonstrate an ability to work as part ofa team.

An understanding of the principles of equality anddiversity in relation to all stakeholders.

An interest in andcommitment to the work of LLO for its clients.

Qualifications

Bachelor's degree in Civil or Structural Engineering,Construction Management, or related field.

Full DrivingLicence

Minimum of 10 years of experience in constructionproject management, with a focus on technical aspects.
