Established for over 16 years, Praxis has transacted over £1.5bn, and with continued growth, is looking to grow its Retail Asset Management function, adding an established, capable Retail Asset Manager to the team.

This role will take responsibility for multiple privately-owned retail assets, making key decisions regarding the effective management of your Shopping Centres. You will provide insightful expertise on opportunities to enhance cash flow and asset value, successfully lead on initiatives to increase value and own the full property management process with your own in-house PM resource.

You will be expected to deliver concise, accurate and effective reporting, present confident pitches to both internal and external stakeholders, provide top-of-the-class asset management advice and drive the profitable revenue growth and development of your assets to new highs.

We are looking for someone who is comfortable in taking on a challenge. You will have complete ownership of your Assets and, as such, are expected to organise and lead the teams around you to ensure full delivery.

Responsibilities

Your duties will include, but are not limited to:

  • Implement the agreed annual business plan to deliver targets for net income, occupancy rates, transaction flow and ERV growth
  • Advising the Board on Asset Management needs in relation to large retail properties
  • Identification and delivery of asset enhancement initiatives, including the implementation of value-add strategies
  • Lead, manage and execute all leasing and major lease events in line with the annual business plan, including the reconfiguration of available space
  • Responsible for improving and achieving the net income target across your assets by the above, and removing breaks, extending leases, implementing rent reviews/lease renewals etc.
  • Oversight and ownership of the full P&L and Service Charge budget, as well as close monitoring and management of the in-house PM resource
  • Full responsibility for PPM, utilising in-house expertise and resource in order to manage this appropriately, as well as pro-actively managing repairs
  • Working closely with our Facilities Management team to ensure cost and operational-effective site management
  • Supporting the Company’s response to tenders, assisting with acquisition and disposal due diligence
  • Completing and presenting detailed, accurate and effective reports

About You

  • Demonstrable, solid Asset Management working experience with a proven track record in leasing and marketing large retail led assets
  • MRICS qualified
  • Strong commercial acumen with an understanding of income, costs, managing budgets and delivering on business plans
  • Proficient understanding of how to best manage expectations, and deal with demanding clients
  • Experience of incorporating ESG requirements into leasing strategies
  • Demonstrable expert report-writing and presentation skills
  • Advanced ability across MS Office packages including but not limited to MS Excel/Visio
  • Ability to combine property knowledge with professional presentation and report writing skills
  • A background of working as an Asset Manager within a shared team, bringing a working knowledge of how the nature of this relationship works
