Scope
Responsible for communicating our values into the development of our design, product, customer experience, and customer well-being.

Key Responsibilities
• Leading internal and external designers to ensure that our brand and developments are designed in line with our values, which include creating unique, high-quality, and customer-centric spaces that promote well-being.
• Appointing and leading a professional team, initially to achieve planning consent and later through to Practical Completion.
• At a project level, leading relationships with stakeholders such as funders, joint venture partners, community organisations, planning authorities, statutory bodies, and contractors.
• Obtaining planning consent, statutory and third-party approvals, working closely with the Planning Team, Marketing Team and Legal Team.
• Post planning consent, leading a professional team to procure construction, working closely with the Projects Director.
• Assessing risk and ensuring mitigation measures are in place and budgeted for, reporting regularly into the Finance Team.
• Suggesting and implementing efficiencies, alternatives, and compromises to balance economic targets with other requirements.
• Reviewing and approving project payments, keeping the Finance Team apprised of the budget.
• Manging the contractor and other third parties to deliver Practical Completion and occupancy, including ensuring planning conditions, statutory, third party, occupier and funder requirements are satisfied.
• Staying current with industry practice, legislative changes, construction costs and market conditions.
• Ensuring that our developments are safe and secure for our customers and designed to meet the necessary regulations and standards.
• Collaborating with our Marketing Team to ensure that our product is communicated effectively, across all our developments.
• Maintaining strong relationships with external partners, including architects, professional teams, and our Operations Team, to ensure that our properties are delivered to a high standard.
• Representing us at industry events, promoting our values and achievements and forging relationships.

Management of Dominus
• In accordance with corporate responsibility for Dominus, work effectively as part of the Senior Development Team and take a “whole company” perspective to managing issues.
• The Senior Development Manager has corporate governance responsibilities which require the Senior Development Manager to actively promote best practice throughout Dominus.

Management of the Team
• Responsible for ensuring best practices are followed, costs are controlled, and contribution to Dominus’ operating profit.
• Ensure the right quantity and calibre of staff are recruited, and in accordance with Dominus’ policy and procedures.
• Lead, motivate, communicate with, develop, appraise and performance manage staff to ensure they are fully motivated to achieve best performance to meet Dominus’ needs.
• Ensure the department runs in accordance with Dominus policies and procedures.
• Ensure that poor performance is remedied via support and training, or other action as appropriate.
• Recognise and encourage excellent performance.

Meetings
• Attend weekly Senior Development Team Meetings and monthly Project Review Meetings, keeping the management team fully informed of site issues and progress.
• Support the Development Director in preparing papers for inclusion in Board Pack and, if required, present current issues at Board Meetings.

Working Relationships
• Internal: all colleagues within Dominus, close working relationship with Executive Director, and Principal Directors.
• External: key relationship holder with contractors and consultants, and opposite numbers at customers, e.g. construction colleagues at funders and operators, senior fund monitors and hotel operators.
• Responsible for: Development Manager x [1].

Project Responsibilities
1. Preparation and Brief Stage (RIBA Stage 0)
• Conduct feasibility studies and site assessments to identify development opportunities and constraints.
• Interpret market research and analysis produced by Investment Team to support project viability assessment.
• Work with the Executive Director and Principal Director to develop project briefs and outline proposals.
• Coordinate with external consultants including architects, engineers, and planners as necessary.
• Prepare and present project proposals to the Executive Director and Principal Director for approval.
2. Concept Design Stage (RIBA Stage 1-2)
• Work with the professional team to develop concept designs and design briefs.
• Ensure the project meets market needs and is commercially viable, liaising with Investment Team.
• Manage the design process, ensuring design quality and compliance with relevant legislation and regulations.
• Prepare and manage project budgets and cash flow forecasts, liaising with Finance Team.
• Ensure project plans and programmes are developed and maintained, and that key milestones are achieved on time.
• Obtain planning consent, statutory and third-party approvals, in conjunction with the Planning Team.
3. Developed Design Stage (RIBA Stage 3)
• Work with the professional team to develop detailed design and construction documentation, including drawings, specifications, and schedules.
• Coordinate with professional team to ensure their work is fully integrated into the project.
• Ensure that design and construction documentation is complete, accurate and coordinated.
• Manage the design change control process, ensuring that changes are effectively managed and communicated.
4. Technical Design Stage (RIBA Stage 4)
• Work with the Projects Director and Commercial Manager to manage the tender process, including the preparation of tender documents, the selection of contractors, and the evaluation of tenders.
• Coordinate with the contractor and other consultants during the construction phase to ensure that the project is delivered on time, within budget, and to the required quality standards.
• Ensure that construction documentation is complete and up to date, and that changes are effectively managed and communicated.
• Monitor progress against the project programme and report to the management team at Project Review Meetings on a regular basis.
5. Construction Stage (RIBA Stage 5)
• Ensure that the contractor and other consultants are complying with their contractual obligations.
• Manage the financial aspects of the project, including payments to the contractor and monitoring costs against the budget, liaising with Finance Team.
• Manage the construction change control process, ensuring that changes are effectively managed and communicated.
• Coordinate with the contractor and other consultants to ensure that the project is delivered on time, within budget, and to the required quality standards.
6. Handover and Close Out Stage (RIBA Stage 6-7)
• Work with the project team to ensure that the project is handed over to the Operations Team in a timely and efficient manner.
• Ensure that all necessary documentation and certification is provided.
• Manage the resolution of any defects or issues that arise during the defects liability period.
• Ensure that project information is properly archived and retained for future use.

1. Development of a new build 750 bed PBSA site in Central London on a brownfield site – currently at RIBA Stage 0
2. Refurbishment and extension of an existing office building as part of conversion to 200 bed hotel in Central London – currently at RIBA Stage 0

Key Skills and Qualifications
The successful candidate for the Senior Development Manager role will have the following skills and qualifications:
