Portfolio Analyst

DescriptionReporting into the VP Portfolio Management the Portfolio Analyst will be responsible for the preparation of investment cash flow modelling for the EMEA regions assets as well as supporting the preparation and validation of quarterly market and specific financial performance reports. They will be charged with consolidating information to support the asset management team who oversee a significant portfolio of data centre assets within the region. Between quarters the Portfolio Analyst will spend the majority of their time supporting the asset managers on leasing analysis for new market opportunities developing cash flow analysis tracking construction and development projects spend and maintaining inventory data. At the end of the quarter the Portfolio Analyst will assist with reporting which includes occupancy and performance analysis capital planning and development reporting. What youll doPrepare investment analysis for asset managers for specific properties and leasing opportunities.Prepare development business case analysis for asset management.Track available supply demand and competitors in various existing and targeted markets.Research and compile market trend activity and competitor analysis data as needed.Create and update quarterly market and financial performance reports and analysis of corporate assets as required.Maintain and review corporate assets inventory databases within the region and report on inventory as required.Process OptimizationIdentify and implement process improvements to enhance efficiencies and accuracy.Provides feedback on existing models system and tools aiming to improve quality output.What youll needIdeally a bachelors degree in Finance Accounting Business Real Estate or equivalent.3 years work experience in a real-estate investment and/or financial environment.Advanced Excel skills with experience of managing large and complex data sets.Experience in the data centre industry is regarded an advantage.A strong track record and deep understanding of investment models cash flow analysis and financial analysis.A thorough understanding of and ability to create financial reports.Strategic thinker with the ability to think strategically and ask questions working with data sets and numbers whilst understanding the business and strategic contextA bit about usDigital Realty brings companies and data together by delivering the full spectrum of data center colocation and interconnection solutions.
