YOUR ROLE
This is an opportunity to join a fast paced highly motivated and experienced team as an Executive Director on the Real Estate team of the Asset Management Division. Your role will focus on investment oversight for hospitality investments across Europe, equity and debt. The Real Estate team within Goldman Sachs Asset Management has a long-standing track record in investing into and lending to a variety of hospitality assets and companies, ranging from single assets to multi-asset owner-operator platforms, from city centre to resort hotels, from branded to unbranded properties.
You will manage our large equity and debt investments in the sector, alongside our internal teams, our operating partners and third party advisors.
During the underwriting phase, you will help assess historic and future performance of the target assets or companies, identify risks, value add angles and repositioning potentials, involving capex, branding, management change etc. You will also be responsible for assessing the operating partner capability and the business plan execution risks and opportunities.
During the ownership phase, you will provide oversight and guidance to operating partners responsible for the daily management of each project, covering daily operations, capex execution and exit. You will manage joint venture partner relationships as primary interface and in conjunction with other asset managers as specific deals and resource availability dictate. You will work closely with investment teams on strategic decisions relating to deployment of capital to maximize asset value. Finally, you will also prepare and execute exit strategies.
In addition, your role will include the following areas:
Regularly interact with operating partners, review and challenge business plans during their preparationMonitor business plan performance with particular focus on revenues, cost control and capex spendConduct investment support and ROI analysis to constantly optimise performance of the assets and take key strategic decisions including brand selection, capex spend or room extensionsReview of hotel management agreements, franchise agreements, property improvement plans, development agreements for significant capital plans etc. Conduct market assessments and make recommendations based on resultsManage a portfolio of projects simultaneously across multiple types and geographiesThe role will involve a close cooperation with regional teams depending on the location of the assets / companiesThe role will extend to investments with significant hospitality aspects (e.g. senior living)
SKILLS & EXPERIENCE WE'RE LOOKING FOR
10+ years' relevant experience gained at a hotel asset management company, hotel group or real-estate investment fund, etc. Deep understanding of hotel operations and value creation levers is a mustAdvanced degree in business, hospitality or real estate a plus but not required Fluency in multiple language a strong plusAbility to oversee a number of hotel operators and/or asset managers across multiple product types and multiple geographiesExperience working across Europe is a plusDemonstrate strong communication skills and be able to effectively communicate risks and opportunities, as well as update on status to peers and senior leadership Candidate should have a strong network of professionals in the hospitality sector
