Experience.


The client will consider applications from qualified conveyancers with a minimum of 2-3 years demonstrable PQE.

Responsibilities.


1. Examine property titles to confirm legal ownership, identify restrictions, and ensure the property is free from disputes or encumbrances

2. Prepare and review contracts, deeds, transfer documents, and other legal forms necessary for property transactions.

3. Communicate with buyers, sellers, lenders, and estate agents to ensure clarity and coordination throughout the process.

4. Conduct searches related to local authorities, the Land Registry, water, and environmental factors to identify potential issues affecting the property.

5. Handle the transfer of funds, including deposit payments, settlements, and mortgage disbursements, while ensuring compliance with legal and financial protocols.

6. Advise clients on legal obligations, potential risks, and the steps required to complete property transactions.

7. Ensure the smooth exchange of contracts between parties, confirming that terms and conditions are agreed upon and binding.

8. Adhere to legal regulations and industry standards to protect clients and prevent disputes.

9. Finalise settlements, arrange for payment of Stamp Duty, and register the property with the appropriate authority.

10. Mediate and resolve issues that may arise during the conveyancing process, such as title disputes or contractual disagreements.

11. Maintain meticulous records of transactions, communications, and legal documents for future reference and compliance purposes.

12. Work with banks or financial institutions to facilitate mortgage approvals and disbursement processes.
