Job Title: Projects Manager
We are an ideas-led investment group based in Lytham St. Annes.
Sometimes starting with simply a concept, we look to create and invest in commercial ventures that interest us as a team. This collaborative approach allows us to have ambitions way beyond the obvious.
We currently have 12 commercial developments in the Health & Leisure sector within the Lytham St. Annes and greater Fylde area, along with a 50+ portfolio of residential lets and holiday homes. We are looking for an experienced projects manager to join us permanently and valuably contribute towards making these projects a success.
About The Role:
- You will oversee projects across a 50-60 property residential portfolio and a 10-12 property commercial development portfolio
- Projects will range in size and scope from circa £100,000 to in excess of £1 million
- Ideally you will have extensive hands-on experience managing commercial development project sites, from soft strip, refurbishment through to complete new build
- You will be very experienced at monitoring projects costs vs budgets and progress vs estimated timescales
- You will lead on conducting quality and health & safety inspections across sites
- You will be experienced at maintaining rigorous procurement methodology from scope of works, tender to contractor award
- You will take ownership of organising work schedules / resource planning for the site construction team, costings and budget
- You will manage the commercial sites on a day-to-day basis, including supervision of the inhouse trades team along with monitoring subcontractors and overseeing site quality control
- You will work effectively alongside appointed Quantity Surveyors, buildings control, M & E and HVAC providers
- You will work architects, surveyors and engineers to inspect design documentation
- You will assist in the arrangement of residential maintenance and building works, liaising with contractors to ensure a high standard and budget compliance
- You will conduct regular property inspections ensuring all are maintained to a high standard
- You will ensure all properties meet current government legislation including, gas safety, electrical safety certificates, smoke alarms, EPC ratings and property insurance is kept up to date
- You will work with the team to complete annual review of rental price and yield in line with current market trends and creation of reports for senior management
- Lead on property acquisition and sales
Preferred Qualifications/Experience:
- 5 years’ experience overseeing site/construction projects of a similar scale and complexity
- Residential property management desirable but not essential
- CSCS Accreditation beneficial
- Familiar with Risk Assessments (RAMS) for HSE & Insurance purposes
- MS Projects or Equivalent Project Plan experience
Working Conditions:
- Core working hours are Monday to Friday however our construction teams work evening and weekends where necessary to accommodate site accessibility and to complete projects to agreed timescales.
- The role may require working outdoors, in varying weather conditions.
- Willingness to travel around the Fylde region and the North West and own transport essential
