Job Summary:
As a Project Manager, you will be based within our Design and Build Team, responsible for the full project lifecycle, from bid stage through to project handover. You will oversee the on-site installation, support, and maintenance of specialist smart building technology across a number of well-established Client sites. You will have strong track record in managing systems projects. My client delivers smart technologies including, Security Systems, Passive and Active Network Solutions, Audio-Visual, IoT and Wired, Wireless & Mobile Networks. You will have full P&L responsibility for the projects including planning and progress management and completing the projects on time and on budget. You will be an excellent communicator both written and verbal inspiring your team and building confidence in external stakeholders including clients, subcontractors, other trade contractors and designers.
You will provide leadership for the team and oversee design, installation, testing and commissioning and commercial and contractual aspects of the project.

You will be responsible for managing and coordinating on site installations teams, liaising with site personnel to ensure all works are coordinated whilst managing all documentation. Key Tasks and Responsibilities:
Pre-sales and Bid Stage:
Support Pre-sales with operational guidance during the tender and bid process.
Define the prelim requirements for the projects and review and agree the cost estimates.
Provide programmes, resource histograms, delivery methodologies, organisation charts and other project delivery content for the bid.
Advise on contractual lessons learnt and ensure appropriate terms are included and high risk terms are removed or amended. Pre-Commencement:
Agree the project methodology at project initiation stage, ensuring that the project RACI matrix is complete and understood.
Engage with LMG’s project teams to ensure all technical resources are aligned with project requirements and timescales.
Manage all pre-construction documentation, materials, and workforce requests.
Take responsibility for and manage the design development process ensuring any gaps between our tendered deliverables, contractual obligations and the employers/customer requirements are identified and managed.
Define key milestones, Procurement Schedules, Cash flows and application timetable.
Ensure that fully resourced integrated programmes are created and issued to the main contractor at the earliest opportunity, identifying the critical path and all interdependencies.
Review the contract documentation and ensure the team fully understand the technical and contractual requirements as it impacts their function.
Create a risk register and chair regular risk reduction meetings driving down the risk profile and realising opportunities.
Prepare the detailed, monthly cost forecast. Project Delivery:
Provide inspirational leadership for the project team.
Support recruitment, retention and development of the best talent for the project team.
Own the production process for client construction and ‘as built’ documentation.
Plan the design programme with the design manager and drive the design team to deliver on time, to budget, a quality solution.
Adhere to key milestones, sectional completion, and handover dates.
Update the programme at least once per week.
Manage the costs in the project accurately reforecast every month.
Conduct regular site walks looking at health and safety, team morale, quality and progress.
Work with the Operations team to manage the resource requirements on site.
Plan and implement works within client or main contractor specifications or statutory regulations.
Liaise with the company technical specialists for security, LAN and AV works.
Ensure the quality and completion of O&M manuals and associated project documentation from the beginning of the project, every month.
Undertake detailed onsite quality inspections on installed works and document accordingly.
Ensure variations are agreed in principle and in value as early as possible through the project lifecycle.
Ensure timely and accurate issuance of invoices/applications by liaising closely with the companies finance and commercial teams.
Monitor and report financial performance back to the business on a monthly basis, ensuring that your package exceeds financial expectations.
Prepare for and attend the monthly Financial Review meetings. Client Relation and Third-Party Management:
Deal with client requests professionally and in a timely manner.
Develop constructive relationships with trade contractors our client coordinate with.
Obtain feedback to ensure client satisfaction, understanding when it is appropriate to push clients to consider difficult issues.
Act as the point of escalation during a project, responsible for managing client relationships.
Act as a representative of the business when attending client meetings and presentations, answering queries and questions that may arise throughout the project lifecycle.
Recognise when client expectations require new approaches and takes the necessary steps to meet new standards.
Manage Authorised Partners (sub-contractors) and allocated technical services staff with clear definitions of engagement on each project.
Work with the Operations team to increase the pool of subcontractor resources where required throughout the project.
Report any Incidents, Accidents, Near Misses & any other issues with Health and Safety in line with both the company and client instructions.
Provide a formal process for the recorded issue and replacement of personal protective equipment (specific to the identified risks posed), and in-line with any specific client requirements.
Facilitate and enforce the effective management of the health, safety and welfare and Occupational Health of all team members within the project, communicating the required procedures specific to the area of work, including evacuation and first aid.
Engender a culture of safe working practices, encouraging all team members to proactively engage with Health and Safety procedures at all times.
Enforce the effective management of on-site materials, ensuring that processes are in place so that they are stored correctly, do not pose a hazard, and all waste materials are disposed as per the site regulations. Project Close and Handover:
Take responsibility for project handover training requirements, informing relevant parties of the necessary certifications and qualifications.
Prepare high quality handover documentation to ensure a smooth handover to Day 2 support teams.
Having agreed variations in principle and value through the life of the project agree the final account in a timely manner. Person Specification and Competency Profile:
 
Knowledge
Understand the process of full project delivery from pre-construction through to handover, including changes to the design and materials, sample submittals, benchmarking each stage, quality checking, snagging, client/manufacturer testing parameters, witness testing, and accurate documentation and record keeping.
Understand what testing criteria is required for the installation by the Client, sometimes not aligned to Manufacturer’s warranty requirements, but could include off-site testing, fibre end-face testing, 100% testing of the installation, and % of witness testing by the Client.
Understand the environment in which the Company operates and thorough awareness of departmental impact on Company success.
Possess an understanding of the operational costs, profits, and commercial impact of actions and decisions to the business.
Understand the types of health and safety risk that could be incurred whilst carrying out cable installation tasks, who might be affected by the risk, and what actions can be taken to mitigate the risk.
Aware of legislative requirements under the Working at Height regulations, including personal competence and inspection regimes, with particular relevance to the need for PASMA training and certification.
Familiar with the concept of the ‘internet of things’ (IoT) and the effects of emerging technologies on media selection, installation practices and additional testing requirements.
Understand the need to maintain accurate documentation and the depth of information required for successful completion and handover to the customer. Skills
Strong MS Office Suite (Outlook, Excel, Word, Teams, Project etc.) and general IT skills.
Good communication skills, both written and verbal, in order to communicate effectively with colleagues and key stakeholders in the customer’s organisation.
Ability to produce and implement Project Programmes, understanding the importance of working to deadlines and to budget.
Benchmark the installation throughout the project, ensuring the quality is maintained throughout the installation.
Proficient in different types of testing equipment incl. Fluke/OTDR/etc., capable of downloading test results into Cable Management Software and presenting them in handover records in PDF format.
Strong commercial awareness, understanding of bid analysis, financial breakdown, and presentation of numbers.
Ability to create site-specific RAMS and on-site Health and Safety requirements, reviewing these on a regular basis to ensure any changes are captured. Behaviours
