A strong, well-respected and very established Property Firm are actively seeking to expand their growing team based in Regents Park, NW1.
Our Client needs someone who is proficient in all aspects of the ‘back end’ of lettings and will take full responsibility for Property Management. They are looking for someone for Property Management, Tenancy Progression, and in time client accounting.
Responsibilities include but will not be limited to:
* Manage the Lettings portfolio across North-West and West London, occasionally further afield.
* General maintenance of properties, instructing contractors, obtaining quotes, and ensuring work is completed within an acceptable time frame.
* Carrying out management inspections, reporting to manager, and instructing maintenance work following visits.
* Pre-tenancy: liaising with colleagues and ensuring the property is ready for occupation by new tenants.
* Meeting and greeting new tenants, explaining your management role, and providing necessary contact information.
* End of tenancy: advising clients, and Tenants on check-out procedure and arranging check-out appointments.
* Negotiating deposit release for managed properties.
* Organising refurbishment/redecoration programmes.
* Ensuring all Safety Certificates and Health and Safety requirements are met and remedial works completed
* Tenancy progression for Managed and non-Managed Tenancies to include drafting Tenancy Agreements, Renewal Memorandums, Tenant referencing.
The Successful Applicant will need to possess the following skills:
* Must be able to hit the ground running so minimum of 3 years property management experience as a Property Manager is essential for this role.
* Looking for someone with an understanding of Property Management, Tenancy Progression, and in time client accounting.
* It is highly desirable that candidates have intermediate computer literacy
* Experience of lettings/property management software packages would be useful.
* Ideally with some ALRA/Property Mark qualifications
* Be able to manage their own workload
* Own car for Inspections
The hours will be:
Monday – Friday - 9am to 5:30pm flexibility on working remotely albeit minimum three days in office.
Salary range will be:
£35,000pa to £40,000pa
