Property Manager - Full time
Location: Office based near Godalming (properties spread in surrey, sussex and a few in kent)
Salary: £42,261 + 4k car allowance, 45p per mile mile fuel allowance and up to 5% yearly bonus

In this role, you will deliver high-quality residential estate and property management services to the company's customers and clients within the property management division. You will work collaboratively with the team and the broader business to drive positive change and support the department in achieving our business growth objectives.
Responsibilities: 
Foster a culture of continuous improvement, innovation, and excellence within the residential team and across the business.
Lead by example, providing expert advice and support to clients, peers, and customers.
Ensure consistent, high-quality service delivery to internal and external stakeholders, aligning with business objectives and service level agreements (SLAs).
Actively seek cost-saving opportunities to increase income while maintaining customer satisfaction and retaining the portfolio.
Manage a diverse portfolio of developments and clients, contribute to new business tenders, and oversee the onboarding of new developments into the portfolio.
Collaborate with stakeholders to prepare accurate budgets and end-of-year accounts for the portfolio, analyze expenditures, and ensure value for money, while adhering to relevant legislation and proactively driving operational improvements.
Work proactively with the finance team to address credit control matters swiftly and support efforts to reduce overall service charge debtors.
Maintain high Health & Safety standards across all contracts, adhering to the Group’s Health and Safety Management System and all relevant best practice guides and legislation.
Conduct regular meetings with contractors and stakeholders to ensure effective and efficient delivery of contractual arrangements to clients.
Robustly manage contractors, implementing appropriate arrangements to measure and monitor their performance in terms of cost, quality, and time.
Lead recruitment, management, coaching, and development of site staff, where appropriate.
Perform any other reasonable duties as specified by the company from time to time.
Essentials:
AIRPM membership/ARLA or similar property management related qualification
A proven track record of private sector property management with specific experience in the residential sector
Knowledge and experience in managing a dispersed portfolio
Substantial knowledge of budget setting and year end accounts process
In-depth knowledge of the Landlord and Tenant Act/s
Demonstrable knowledge of management of large mixed tenure developments alongside experience with working with various client profiles
driving license
